Selling BTL - some advice needed

Like many landlords, I have decided to sell my BTL property. Rubbish time of year to sell even without a falling market but it is what it is. I can't afford to have it sitting empty for ages (an unfortunate combination of unforeseen circumstances mean that my financial buffer has all but disappeared).
My options seem to be:

  1. sell to the tenants (unlikely to afford it)
  2. sell to my neighbouring landlords (possible as one has asked about buying the garden off me)
  3. put it on the market with tenants in situ 4) wait to put it on the market until after the tenants have left (end of the year) - at least rent will cover costs but it risks having the property empty for several months over winter until it sells, and prices will fall further. I suppose I could air bnb it if it's empty for an extended period but would need to look at the sums and I'm not sure if demand is there with the CoL crisis. It's in a great location but it is tired and the kitchen is dated (but perfectly functional with high spec goods). Any other options? What would be best in the current market?

You say that it "is a bad time to sell"

I think that you just have to make the decision to sell, the property market changes constantly

Get the property valued by estate agents

Ask estate agents if it is preferable to sell with tenants in situ or without tenants. I believe if you sell with tenants in situ, you may decrease you buying pool.

Give your tenants official notice if you need them out of the property to sell

You can also investigate selling via auction, where you set a minimum price

If the property is empty, you may still need to pay council tax

You may need to pay capital gains tax

Thank you. Was worried I'd get lynched posting on the property thread, given how many MN users dislike landlords.
I'll speak to the agent and see what they advise.
