Guarantor pull out

Hello,

So I am on a 6 month AST for my house. I had to pay 6 months up from and get a guarantor. Anyways the 6 months is up and I have just paid for the first month since.

My partner is my guarantor, he doesn't live with me. My rent is £1100 but my income is £39000 a year so it's higher than my guarantor. If I was to end thugs with my partner can he pull out of being a guarantor and then I risk losing my house? I would like to think jr wont do that to me and the kids x

It would depend on tge wording of your guarantor contract and tge relevant section in AST

Being a guarantor for someone else’s rent is a huge financial
risk. I would only do it for my child and even then only under very specific circumstances.

your partner really has no obligation to be your guarantor if you aren’t partners.

Keep paying the rent and try not to panic. Now that you are in the flat you have rights and your landlord doesn't have some kind of special power to throw you out just because the guarantor doesn't sign a renewal.

An AST doesn't need to be renewed. The 6 months is your minimum stay there, but after that 6 months is up it becomes a rolling contract. Estate agents and landlords like to pretend that you have to sign a new AST to stay on, but you don't (you can agree a new rent without signing a new AST)

If your landlord wants to be rid of you, the process to evict you is long, complicated and expensive. If you are paying the rent on time in full and are generally a model tenant then the lack of a guarantor shouldn't be a problem. They felt you needed one when you first moved as they didn't know if you are reliable. They know you now.
