Ex is in house , stopped paying mortgage , what options are there ?

I'm posting this on behalf of my sister and wondering if anyone has any advice . Basically she split up with with her husband 8 years ago and she moved out of the house and he stayed in it . She owns 60% of it , him 40. He has paid the mortgage on the house ever since ( is in arrears 2 months ) and she rents . Her solicitor has sent him a letter with 2 options - either the house is sold , or one buys the other one out . He ignored the letter and therefore the solicitor is applying to force a sale . He has received that letter and now stopped paying the mortgage! She cannot afford to pay this , anyone got any experience in this ? Can the forced sale go through with arrears ? Would it just get repossessed? Could she just get in there when he is out and change the locks ? Obviously she intends to speak to her solicitor Monday , but she is worried now as she just got the letter saying he has stopped paying the mortgage 😩

She can't change the locks to keep him out if he's an owner. Maybe get some advice in a possession order?

Meanwhile, unless she makes the mortgage payments, her credit will be wrecked too.

Arrears won't prevent a sale, though, unless it gets to the point where it's repossessed.

Thank you, so the solicitor can still just carry on forcing a sale and hope that goes through before it gets repossessed?

Surely the most sensible thing is for her to contact the mortgage company and explain the situation? A payment break could be arranged or something. And try and organise force of sale asap, her ex is taking the p* if he’s been dragging things on for 8 years. I don’t know why anyone would want to stay financially tied to an ex.

@Spacecowboys yep he is an absolute idiot ! He has a terrible credit rating and doesn't give a damn and is ruining my sisters credit rating too . She should never have left the house years ago , I wouldn't have done !
