Shared ownership new build

I just wondered if anyone could share their experiences of purchasing and shared ownership new build? specifically what is included in the property?

We're buying off plan haven't even viewed the property but its in the right area for school etc and we have to move asap as our rent has just been put up to £1500pcm

When you get the keys, will the new build have carpets? blinds? white goods? or is it just a shell that we will need to make habitable?

Watching as I'm looking at this option - my rent is high and I can't get a mortgage alone as I've only 9 years to retirement.

No, they've normally the basics- bathroom & kitchen units but not white goods. No blinds/curtains- why would they? You choose your own.
Also, normally a basic finished floor which you can upgrade to a more luxury/bespoke finish. And you'd normally put your own carpet in.

Ours came with integrated fridge freezer, cooker + hood, washer dryer if that's what you mean? We have been very happy here for 6 years.

I live in a scheme that’s got large number of shared ownership apartments. The had appliances, carpets, flooring but no curtains or blinds.

it was all in the online brochure tho. If that’s not available can you not look up what the developer has offered in previous schemes?

Oh and carpets / flooring. We added a dishwasher and needed curtains, light bulbs etc.

It could be as basic as a an empty shell with only a bathroom and kitchen cabinets in it that you need to kit out with flooring, lights, white goods, landscaping/turf etc, or sometimes you can get flooring and landscaping included for an extra cost and built In appliances, it really depends what offers the house builder has on and how much extra it then adds to the purchase price. Ive never seen blinds included.

But more often than not its a totally empty shell.

Mine came with cooker/oven, fridge freezer, laminate in the living and really cheap nasty carpets in the bedrooms. It had lightbulbs. Only had one space under the counters, for a washing machine, I took another one out to fit the dishwasher.
No blinds or curtains.

Depends on the housing association. Ours had all flooring, turf and an oven and hob. No white goods

Similar to others, ours had carpets, kitchen including cooker & fridge/ freezer, bathrooms only missing toilet roll holders, they even left us a roll of loo roll! But no washing machine or curtains. However, it was liveable in straight away. Check with your housing association as they'll give you all this info.

We love our flat and we're still here 8 years later

My daughter is in the process of buying shared ownership off plan. We went with her to the sales office when she first went to the development. Did you meet with a sales rep went you went for it? My daughter's sales rep from the housing association told her that it came with fridge freezer, dishwasher and washer/dryer. It also has bedroom carpet but some sort of vinyl type flooring through the hall lounge and kitchen area. We were shown a house with the same as she will be getting in her flat. It won't have things like curtain rails curtains or blinds and all walls painted white.
If you have already reserved a property you should have dealt with a rep who you could contact to ask any questions about the finish. She also got some sales literature that said about white goods.

It depends , you need to specifically ask this to the HA you are buying from. We live in a big development with a mix of private and shared ownership apartments and there is no difference in the specs . All the apartments were sold with fridge freezers,washing machines,carpets and fitted wardrobes in the bedrooms plus a car-park in the underground garage.

We've just bought a shared ownership new build. No carpets or white goods but fibre optic broadband was fitted, grass laid and shed in the garden and bedding plants in the front borders. Flooring was fitted in the kitchen diner and the bathrooms.

I have just bought off plan - but not shared ownership. There are a few on the estate and overheard the house come fitted same as non-ownership.

mine is a shell. I only get cooker, oven, cooker chiminey and basic fittings. It’s pricey to get carpets, flooring etc. but you should have an optional extras price list. My dream choices are £17k. But I can’t afford that so need to decide on essentials

Nobody can tell you whether floors and carpets are included - you need to speak to the developer.

I got fully fitted kitchen with fridge etc and flooring, lights and carpets done. Also a washing machine, the broadband device already in place ( just had to phone up and connect) and fitted wardrobe. I didn’t have to do much else apart from buy normal furniture and home decor I liked.

Hi OP

My friends SO apartment came with fridge, freezer, washing machine and oven. Fully fitted kitchen. This may vary from developer to developer. It had no blinds or curtains. I have seen other bewbuilds come with blinds but never curtains.

It would also have carpet or wooden flooring, depends on the specs really. It will be in pristine condition and you shouldn't have to do any decorating etc.

It does depend from the company that builds them.They generally come with a fitted kitchen (often the fridge/freezer and the washing machine are included). The main bedroom should have fitted wardrobes and carpets should be included. We live in a newly built development and some apartments were sold via the shared ownership scheme . The only difference between the apartments was that the private ones had the dishwasher included but the Shared Ownership ones didn't but they had the plumbing ready for it. Everything else is exactly the same.

My house came with lino in the kitchen, bathroom and toilet, but the rest of the house needed carpets. The living room floor needed screeding aswell and it did cost quite a bit!

In the kitchen there is an oven, hob and extractor fan and the rest we had to provide ourselves.

Ours came with everything - white goods, carpet's, bathroom floors etc.
They gave us the option to upgrade but we didn’t have enough money.
