Missed payment, mortgage application

In December we got our water bill which we accidentally forgot to pay (Christmas, then big holiday) obviously as soon as we realised, we paid it but it went down as a missed payment. In the 12 years we've been paying bills, we've never ever missed a payment for anything.

As it was a December bill, I assumed the missed payment would be counted as December too. So we waited 6 months before looking at buying. (Our mortgage lender needs no missed payments in the last 6 months)

Anyway, we found an amazing house, put an offer in which was accepted. Except now we've realised that the missed payment is marked down as 5 months ago not 6.

I'm absolutely gutted. Does anyone have any advice please?

I'm not sure what advice anyone can give you 😕 surely your lender will be able to give you specific, tailored advice to your situation?

We haven't applied yet. I know there's nothing we can do it's just so frustrating for the sake of a month

I don't think a water bill is counted on your credit file as its a utility

Don't they look at six years history, not 6 months? Talk to a broker

It's definitely there. I was looking at it 5 minutes ago.

We haven't actually applied for the mortgage yet.

Yep water bill is on my credit report as well. They load the amount for the year then decrease each month by the amount paid

i also thought defaulted payments were 6 years. It’s def a whole lot longer than 6 months

think you need to go through a broker as PP have suggested

We were going to use Skipton who say certain missed payments are fine but as long as they aren't within the last 6 months.

We've got another month to go so the sellers would be wondering what was going on if we waited

Can you appeal to the underwriter if you get rejected? Explain it was a mistake, rather than lack of money or deliberate avoidance of paying what you owe.

But wouldn't it be easier to just pay by monthly direct debit? I've never really given paying for water much thought because it just happens automatically and it's not like it's something you can cancel or shop around for if you're not happy with your suppliers service or price.

I’m certain that a lot of mortgage providers would accept you if your credit file is otherwise good.

In your situation, I’d apply elsewhere and get an AIP but then when you’re eligible in a month’s time, make an application to Skipton. There’s lots going on in the first month with getting the ball rolling and solicitors sending out the first packs etc - you definitely have the wiggle room if you need it
