Mortgage lender didn't ask for any documents...

So we've just applied for a joint mortgage and they only asked for my most recent payslip. That's it! Nothing else and nothing for my partner. Nada.

Is this a good sign or just common practice? We don't bank with this lender so are a bit confused, especially considering I have some adverse history on my credit file from over 2 years ago and we haven't gone with a sub-prime lender either...

Over thinking everything.

If it's just for a Mortgage in Principle, they won't really ask for much as it's more of a (non-guaranteed) promise.

If it's for an actual mortgage, I expect they will contact you further to request more information like how long you've been in employment, job title, work address, existing loans etc etc.

The underwriters can do an electronic check now so they don't require many documents anymore. It used to be stuff like bank statements, proof of other income, p60s ect but now they can do it manually. They may ask for further stuff after initial underwrite though so just see what happens

No not AIP, full application. Went in Tuesday, valuation was done yesterday.

As for asking about employment details etc, my broker already provided all this in my full application.

I wasn't asked for any further documents further down the line for my previous mortgage so we will see.

Strange! So far nothing else 🤞🏼

You provide all this information in your application. I haven't missed disclosing everything, they know every single thing there is to know about our employment, finances, credit agreements etc.

When I got my mortgage a few years ago I walked into a Hailfax branch and 20 minutes later walked out with the mortgage all sorted . Not once did I have to prove income or employment status

Weird, we applied for a mortgage a couple of months ago and had to submit all bank statements and payslips for 3 months! Plus passports etc. Probably other stuff too but I've blocked it outConfusedGrin

I had the same, apparently they were just really impressed with my credit rating and didn't require further information or supporting docs. You're probably just a firm prospect for a mortgage, I wouldn't worry

We had the same a few years ago, only payslips and ID docs. And my contract as I was fixed term. We were borrowing less than we could have borrowed with quite low monthly payments relative to our income, so I wonder if they check more if you’re borrowing the maximum

Last time I applied, they did the online credit rating check whilst I was sat with their advisor in the branch - it showed a very high rating, and that was it, mortgage agreed, and I didn't have to produce anything.

We didn't have to prove much but the ltv was only 40%

Which bank is it with?? I work for a mortgage broker. Majority of banks would need to see more docs than payslip other than Halifax, providing income is straight forward and no bonuses etc latest payslip will usually do. Some of the other high street lenders will not need many docs if the LTV is low.

We didn't have to supply anything when we got a mortgage for our new house. The decision was immediate, over the phone during Covid.

It was with our own bank where our wages are paid in, bills go out from and our previous mortgage was with them.

My son had to supply wage slip &ID p60and a bank statement to his broker L & C

they didn’t ask about his other bank accounts
and he doesn’t do open banking

he has got an excellent credit rating in the 900s
