Mortgage on 25k

I earn 25k a year and need to leave my current partner.

So everything I read says lenders will offer around a mortgage around 3 or 4 times my salary but when I use the mortgage calculator it's coming out saying the amount I will be able to borrow is around 50k over 25 years. I can't get a property on that!

Another vote here for speaking to London and Country. I got a mortgage when I got divorced when I thought I had no hope. Only one lender would give me one but that’s all I needed! Highly recommend.

You need to itemise your regular monthly spending commitments against your income.
If you are currently contributing to joint expenses such as mortgage and utility bills etc add in you proportion too.
If you have and debit, or loans in your name factor these in.
Do you have any savings that can be used as a deposit?
If you jointly own the current property, how much is it worth, and what proportion of the value is not part of the mortgage debit. This is the equity ( money left after paying back mortgage loan) that you will have a proportion of.

Head to Citizens Advice and see what government financial assistance you are able to claim in your new living status.

Head to a broker, most estate agents can put you in touch with one so visit a few as they might have varying advice. With your monthly budget/expens figures, see what you might be able to get for a mortgage valuation. They will look at your income verses outgoings to see what is affordable for you. Please bare in mind that interest rates are low and might climb further, so leave some wiggle room for affordability.

Another vote for L&C. No fee broker and can start the process online. Some banks take UC into account AND child maintenance but you need to evidence receiving this regularly and same amount
