what type of solicitor do I need?

At the begining of the year I asked for advice re a problem I have with my letting agent in the UK (ie not supplying rent, or any info to me since last April). I am presuming the prob lies with the agent as if it was the tennatn I assume the agent would speak to me to let me know whats going on. Anyway following advice given here I used the law society website to get a lawyer. I sent all the info a month ago to them and chased regularly. Now they have come back saying they deal with the letting agent and cant act for me as it would be conflict of interest. Am blardy furious!!!!!!!

What specialism/area of law does the solicitor I need have to have to a) assist with repo of the property b) screw the blardy letting agent? Am very loathe to go with any recomendation given by the solicitor who cant act for me. I am so angy I am spitting feathers!!!!! I could have been a month down the eviciton process.

I think you need a property lawyer, the kind you would use to do your conveyancing if you were buying and selling a house. Certainly I have used the same solicitor to deal with both letting and sales for me.

on your behalf they took so long to get back to you. How long does it take to check that they were already representing the agents?! Should be the first thing they check on starting any job, I would have thought.

If I were you I would get some numbers of the internet and starting phoning solicitors to see if they can help. Make sure they are willing to act and what they think they might do before handing over all the info. At least you know you won't have conflict of interest as an excuse for inaction again!

Thanks niecie. I am v v as I cant beleive it took so long. Grrr......
I will use the Law Society website once i know which area I need them to speicalise. The recptionist who answered my intial query last time told me litigation , but what do I know.

As an aside where are you to be online at this time in the morning? I am in Dubai and just about to go off to work at 7.30.

Not sure if you can get the tenant evicted if they haven't breached their tenancy agreement. If they are paying rent to the agent, then it would seem the fault lies with the agent.

If you need to get difficult with the agent, then it probably is litigation that you need.

You need a lawyer specialising in landlord and tenant law. This should be one of the options you can look for on the Law Society site.

I know I have a problem with the agent, thats the problem. The agent wont speak to me and I know the tenant is in breach of the contract becasue there should only have one person living there but it is a lady (ostensibly the tenant) and two grown up children. Regardless of the payment issue or lack of.

However I am convinced I need to sort both tenant and agent. The tenant more so because I cant afford to pay for the house anymore and want to sell it now.
