Renting help- Iva no gurwntor

Hello

I am just looking for some advice please.
So I have been renting for 9 years, never missed a payment.
Went into a Iva to consolidate the debt my ex racked up in my name. Couldn't prove he was the one ordering on accounts and selling the stuff.
Anyways I need to rent a 3 bed hiuseX Iva have said it's fine as I get DLA for my son which will be used towards the extra until I get UC to accept I need the third room.
I can pay 6 months rent or deposit up front, my gursntor isn't a home owner but he rents a propettt and earns £35000 a year.
My monthly income is £3400 with all my UC and DLA, income and maintenance.

Every agency so far either wants a guarantor who owns his home, won't take 6 months rent up front. Won't take 50/50 guarantors as my dad said he would if my mum agreees to go 50/50 (he's always said he never would so this is a big step.)
I am at a lost. Any age does anyone has used that will accept me, anybody used the rent gursntor service and pay for a guarantor? I just want to cry right now

Sounds stressful. To be honest in my experience you don't have a lot of choice. I was very lucky to privately rent as my guarantor home owns and is in employment. I had to have a guarantor because of no credit history and no rental history either.
Could you privately rent? or ask the local Council for a list of landlords in the area who accept UC as rent - that could be an option? I really think you'll struggle with agencies as they will need to do a credit check on you and from what I gather from your post, you're not employed currently owing to having a disabled child? (is that correct?)

I am employed, I work 21.5 hours a week. But I also get the disabled child element and money.
I was just hoping some agencie would still do the 6 months deposit or rent up front is all I was hoping :(

Trying to find somewhere private but irs just impossible there is nothing. It's so hard xx

It is really hard. 6 months up front is at the landlords discretion really, it's more so to do with the landlords insurance. If you don't pass the referencing and he takes you on and if something happens then his insurance is void.

Can you look on gumtree or open rent for a private landlords?

Have you tried your local council too?

Council are as useless as a chocolate teapot. He needs his own room but the local council housing company have said we have to go to the council direct and get them to agree that I can be put on the list for a 3 bed. Currently we aren't allowed to bid as I live in a 2 bed house so I'm not deemed in need. Even though my current house isn't great. So Waitint on council to get back to me
To submit evidence that he needs his own room. Then hopefully can try and get on the list somewhere x

Get in touch with your local branch of a disability charity like Scope or Mencap as they will have housing advisors. They will be able to advise you on how to navigate the council.

In the meantime I would look at private landlords such as on OpenRent or Gumtree, this will be your best bet OP.
