Stepson not being honest on mortgage application

Hi all,

After some advice. My stepson is applying for a mortgage. He has a child from a previous relationship but hasn’t declared any dependents on his mortgage application as this means he won’t get funds for the property.

He does pay for the child but says it is not from his main bank account… I don’t see how that helps protect him?

I have told him that he is committing fraud. How do I make him see sense?

Given that someone could give birth a week after they move into their newly mortgaged home and not have to tell their mortgage provider, I'd say its pretty much irrelevant if he pays child support.

Can he afford the mortgage? Yes.

So butt out.

He can 'afford' the mortgage on the assumption he does not have any financial dependents, if he were to declare a dependent, then the mortgage application may be declined, or offer a lower amount.

The onus is on the applicant to provide an accurate overview of their situation.

So long as he pays the mortgage, it is deeply unlikely that anyone will ever find out or care. Leave him be.

It’s not about going to jail. If he gets into difficulty with his mortgage and on checking why they find out he’s lied on his application the bank will likely ask for the full loan to be repaid immediately.

Hello, Sadly, there is no guarantee that the bank will believe him, and he is more likely to get into trouble. Any extra funds added to the mortgage must be declared, and he should have declared this to lenders. If he has been dishonest and has not declared this, then the bank must refuse the application, and in fact, the mortgage may be cancelled. The lender is also required by law to inform the Financial Conduct Authority and may even pursue criminal charges. The decision to get a mortgage is a big one, and he will need to make sure he is honest at every stage of the process. If you can help him understand this, then I see no other option but to give this advice. He should find out how to register the child and get the information to the bank.
