We are currently in process of buying a house and it seems that there may be planning permission for a large double extension but no evidence of building reg/completion certificate from roughly 25 years ago.
I am aware we can look into an indemnity policy but my main concern is at to whether this can make remortgaging more difficult. We will need to remortgage next year and find the best deal we can in the current climate. Therefore we will need to look market wide with a choice of lenders. Will this restrict who agrees to lend. It is not our dream house but we are quite far into the conveyancing process.
We did query the regs at the start of the process as the vendor has denied any extension had been built in the property listing form!
