Remortgaging with no building regs

We are currently in process of buying a house and it seems that there may be planning permission for a large double extension but no evidence of building reg/completion certificate from roughly 25 years ago.

I am aware we can look into an indemnity policy but my main concern is at to whether this can make remortgaging more difficult. We will need to remortgage next year and find the best deal we can in the current climate. Therefore we will need to look market wide with a choice of lenders. Will this restrict who agrees to lend. It is not our dream house but we are quite far into the conveyancing process.
We did query the regs at the start of the process as the vendor has denied any extension had been built in the property listing form!

If you have a surveyor, you could ask them. Worst case is that you would need to do a product transfer/rate switch with your existing lender, which would limit you to their rates. If you are with a mainstream lender like Halifax, Barclays, NatWest etc then rates shouldn’t be too bad for that.
One thing to think about is resale and any issues at that point.

thank you so much for the response. Yes, resale is a worry and also being restricted with lenders , particularly at the moment.

If you have indemnity insurance then it is extremely unlikely that this will put off lenders. The vast majority of buyers also wouldn’t be put off. Worst case scenario you can ask the local authority to inspect with a view to granting retrospective consent - be aware however that this is likely to take a few months, could identify works that are required to put the property into a safe condition before they’d issue the consent and would also invalidate any existing indemnity insurance or prevent it from being available in the future. However once granted, it solves the problem.

We have a single extension with indemnity insurance. Remortgaged twice, never heard a thing about it apart wanting the indemnity insurance certificate. They weren’t concerned either time. The mortgage company are only bothered if the council tell you to remove it which is what is covered in the indemnity. If there is any other issue with the extension that falls to you. I wouldn’t worry too much. So many properties have indemnity insurances on them.
