Landlord selling -what's next?

Hi! Not sure if this is the right place. Never been in this situation and I have been renting for ages. Had a call from landlords, they plan to sell and will be giving us notice of 6 months.

Do we look now and move out as soon as possible? There's not much about and rental prices are double our current rent. Don't want to move away due to schools and work.

Wait until closer to 6 months? Will the rental prices come down? What if there is nothing available then?

Any advice or tips for the next 6 months please? Never been in this position, always change rental houses when it suited us!

Don't want to get the council involved, there's no social housing available and don't think we'd qualify for any help anyway.

We've just been evicted and my advice would be start looking now, it might take 5 months to find somewhere considering the current awful market. We were bidding over asking price and losing out to people who paid deposits and rent upfront without viewing. Very stressful .

I don't think rents will come down. There are many landlords selling up so shortage of rental properties likely to get worse.

Definitely start looking now, it takes time to find the right property and go through all the checks etc.

Definitely start looking now, the rental market is crazy and prices will only go up. It took us 9 weeks to find a property earlier this year, we had to stay in our old place past the eviction date which I didn't want to do as our LL was ok but had no other choice! We both have excellent credit rating/no kids/no pets so I don't think it was an issue with us! Just not enough properties to go around.

DH and I were in this position a few years ago. It was rubbish! We also had a cat at the time and it was impossible to find somewhere that would accept pets, so we had to rehome her.
Everyone has said it - start looking now, arrange viewings whenever possible. Keep looking on a daily basis, something will come up. You're lucky you've got 6 months' notice. We only had a month at first, but managed to extend that to 3 months as we eventually found somewhere, but the carpets and doors were being replaced.

This was us 6 years ago my advice would be to start looking now - rents won't go down they'll only go up unfortunately - we are looking at buying soon but if we were to rent a house like ours again it would be a lot more then we pay probably another £200-300 a month which is just crazy but when they come up for rent they're never on the market for very long at all so people are in a situation where they are having to pay a lot more unfortunately.

I've noticed near us not many are coming up there's not much movement on the rental market at all but I think this is partly down to people knowing if they moved they'd be paying a lot more.

Ohh yes as others have said start looking now. My landlord gave us 4 months notice, we're now 6 weeks away from the date they want us out and have nowhere to go. Similar houses to rent in our area are an extra £500 a month and we can't afford it. We're on silver banding with our council so looking at temporary accommodation Sad

It truly sucks

This was us 2 years ago ... it's a really horrible and anxious time .
Get your name down with every estate agents . Ask if your landlord can provide you with a reference. Start saving money . Def get looking now . Make sure the house your in is in good enough condition to get your deposit back .
Also start cancelling window cleaners / bin cleaners / gardeners .
Anything that costs you money .

It might be an idea to also put something on Facebook or any wattsapp groups you belong too as someone you know might either themselves or know someone with rental properties

I know afew people that have got houses through friends of friends - some private landlords don't use an agent if they manage it themselves or someone might know of something that'll be coming up in your area - it's worth asking there might be something not advertised.

Also would you be in a position to part buy part rent (shared ownership)? You could contact your local housing association- these schemes are popular round here but they may prioritise as your in effect being made homeless.

I'm so sorry your going thru this - it's a very difficult and stressful time but 🤞 you find somewhere

Currently is the same situation, although have only been given 2 months notice as it was a rolling contract after our previous estate agent closed and transferred all houses to another estate agents and them now wanting to sell. Rent prices have gone crazy and there’s a long queue of viewings on the small amount of houses there are. It’s a scary time. We’ve contacted the council but I don’t hope for much from them tbh

@QueenTaTe it doesn't make it any less stressful but have a look at Shelter and make sure you are clued up on when you really have to leave, you have my sympathy it's an incredibly stressful situation Sad

Does anyone know if I find another flat earlier than the notice I have been given by the landlord, can I give my own notice and leave earlier or do I need to stay and pay the whole notice the landlord has given? Thanks!

I believe you have to give a months notice. So you pay the difference if it’s a bit longer or you leave earlier than a month

Such a good website thank you. Trying to stay hopeful that something will come up 😪 already been refused 2 houses because of better eligible people. The queue of people viewing rentals I’m struggling to be positive

Start looking ASAP
Rental prices won't go down
If you find somewhere before the 6 months the you give the notice on your tenancy (usually 1 month)
Would you be in a position to buy the house?

Don't discount social housing and your eligiblity
Check out the Shelter website to make sure you know your rights, they have great support available

Sorry you are faced with this, I think speak to the landlord and suss out what their thoughts are, some will accept lower for the last few months, some will let you leave without the usual notice periods, some look to sell with tenant in situ etc etc - I work with someone who has literally just had this and is leaving the rental 4 months before they needed to and the landlord has supported them with great references and grace over some of the notice period, because they've been a good tenant and have been gracious about moving out - basically everyone is better off than they might have been
