Mortgage - AIP approved but mortgage declined. No credit?!?

Has this happened to anyone else?

We got our AIP no problem. Mortgage application going fine, plenty of affordability, income/outgoings checked etc but then rejected at final credit check.

Not told why, but we were told which credit reference company they use. When we've looked, one of the applicants has NO credit score.... not a bad one, like, none at all!

How can this happen, as surely it would have shown up at the soft check?

Does this mean getting the mortgage is impossible now? This is our dream home and we can afford it (as we've proven). The other applicant has an excellent credit score (950+)

Can this be salvaged? We're absolutely gutted 😢

Did you use a broker? I’d ask around for recommendations for a local broker and ask their advice. They will know which lenders to approach.

We didn't... we stayed with our current lender as we were porting our existing borrowing across. I think a broker might be our next step, I just don't understand how it got to this point 😕

Happened to my sister, but can't remember what the reason was. They went with another lender. Wasn't such a good deal, but good enough.

There must be an error what the broker has input and it's not found that applicant at all. Imagine your date of birth or name we're incorrect for example.
Check the application over.

The applicant must have some trace as they have been paying a mortgage already if I read your post correctly.

If both applicants already share a mortgage then it's impossible for one to have a credit score and not the other. Did you not query this with the lender? I'd also be contacting the credit card reference agency to query it ASAP.

Yeah we had our AIP accepted and then were declined after weeks and weeks of sending paperwork back and forth. It was a nightmare.
We went with a broker and they were amazing! Mortgage 1st is who we used, they were brill!

I assumed it was a first mortgage. The existing mortgage is proof of credit, surely?

Sorry, should have been more clear... only one applicant was on the original mortgage and the new one will be in joint names.

The second applicant does have credit scores on the other reference agencies, just not this one. We've been given a website to look at to check all the agencies together, like an overview, so will be checking that out shortly too

That is odd, i don't and never have had a mortgage, but have a mobile contract, overdraft on my current account, an unsecured sofa loan and 4 credit cards, and have credit reports on experian, creditkarma (previously noddle i think) which is run by transunion, and clearscore which is by equifax. Unless this is a different reference agency i've not heard of, i'd assume there must be an error in the data surely to show no score.

That's really strange. I'd speak to a broker first and if they can't do another speak to the credit check company cos something has gone wrong here. Unless that person has never held a bank account, credit card, rented etc they should have some form of credit rating and if they have one on other sites then someting had gone wrong with that site.

As for an aip I don't know why people obsess over them like they're a promise of something. My broker told us not to even bother as not worth the paper they're printed on.

We've been in touch with a broker today, so hopefully will all get sorted soon 🙏
It was really strange, as when we went to the website they recommended, which gives an overview of all the agencies, there in black and white was all the credit/accounts. Very odd.

We werent obsessed with an AIP... we couldnt put our offer in with their estate agents without one. Therefore you assume that you have a pretty good chance of getting it (plus after doing some research before the final application, it was suggested that thw vast majority of people go on to successful get a morgage of the amount given in the aip)
