Working PT and on UC - can I get a mortgage

Without giving too much information as may be outing.

Going through a divorce. Work part time and I am claiming Universal Credit.

Does anyone know whether a bank would give a mortgage to someone on UC?

If my stbxw buys me out of the house we own, I would have around 40k as a deposit towards flat purchase...so would need a 50k mortgage.

Would I need to declare the 40k to UC and would I loose my Uc claim if declaring that amount?

Yes you would need to declare it unfortunately. But presumably it would be OK as you could just start a new claim once you are living in the flat you will now own. All this will save the government money ultimately as they will not need to support you with rent so good luck with it. There are calculators eg on nationwide website where you can put in your income and see if you are eligible to get a mortgage.

You have 6 months after a home sale to buy again without your equity being taken in account for UC. Try a broker with regards to the mortgage, it depends on how much you earn overall and what your expenses are.

Speak with citizens advice - it used to be possible to have a house deposit in the bank and have it discounted from calculations about benefits for a short period of you have evidence it is just temporary and you are in the process of moving.

You can ring fence the equity for six months for a new purchase. Speak to a mortgage advisor about your own mortgage. Some will include your benefits if required. Or base it just on your wages.

Yes you can get a mortgage taking into account your earnings, universal credit, child benefit and any maintenance payments. I did exactly this when I brought my ex husband out of my property. Not all lenders will allow this but several will. A mortgage broker will know who to approach. Nationwide were willing to take me on with the same criteria as you. Obviously the lending needs to meet their affordability criteria.
