Private renting and universal credit

Hi all, I already posted on the dadsnet section but thought i'd ask her.

I'm looking to privately rent with the help of universal credit. I've spoken to CAB and I am entitled to a one bedroom flat. My universal credit claim is based solely on the housing element so I would have to move in before claiming. My only concern is that if I sign a tenancy agreement and universal credit won't help then I will be renting a property that I can't afford.

Just wondering if anyone on here has been through the same situation?

Here are my figures for calculating UC;

Maximum I can claim:

Work allowance: £335
LHA: £1280

Total: £1615
_

Deductions:

Wage: £1250 - £335 x 0.55 = £503

Total universal credit received:

£1615 - £503 = £1112

I hope this is correct

Are you over age 35 have you looked up the LHA rates in your area?

£1280 is a high allowance

Hi, I'm 39 and single. I'm trying to move closer to my kids. The LHA in East London is £295 a week.

It does seem like a lot

Then I reckon the CAB were correct you would get around £800 a month UC on top of your earnings. But only when you have a tenancy agreement and are liable for the rent.

Firstly because you're single you won't get a Work Allowance. You will have 55% of all your take home pay deducted. You're entitled to £334.91 standard element plus your housing less 55% of all your take home pay.

Seems a very high amount of LHA but as you say it is London so may be correct. As above, no work allowance unless you have LCW ( limited capability for work ) or LCWRA on your claim which it doesn't sound like you do as you haven't mentioned it.
