I know this is a very dull topic for an evening that should be full of festivities but I was wondering if anybody out there has any HIP avice please. Should we go with the estate agent or are there any better/cheaper alternatives? Thanks

Go for whatever is cheapest and most stress-free. Having spoken to an estate agent recently, he said that (a) no one takes any notice of them - if you want to buy a Victorian house with original windows then, yup, you've probably guessed it may be a little draughty (b) in the part of London he works in, they are rarely ready before the house is under offer so of no consequence at all. Certainly don't pay for them if an agency is offering them free BUT make sure that the agency contract is fair beyond the provision of a HIP and that you have faith in the agent - you don't want to be tied into a deal on bad terms or with someone you don't really like/trust.
