Fees (Scotland) to include for buying a home

So I’ve finally got a mortgage in principle sorted and found a house like we like

We are aware that our mortgage won’t cover over the home report value - so I’m looking for info to see house much of our (small) savings we can go over, and still pay for all the fees.

So far , I’ve : the brokers fee £500
The CHAPs fee £35
The mortgage fee £90

I’ve no idea what a solicitor charges to put an offer in? If it’s declined- do you still pay anyways?
What others charges are there?

Will the bank want another home report done? And if so, who pays and how much?

*we also have a help2buy ISA which should at least cover some fees.

Home report is for £145k.

The only reason I know of that the bank might ask for another home report is if the original is more than 6 months old by the time you complete. The seller pays.

You'll need to pay for conveyancing solicitor, but not for each time you bid, just the successful one. Get some quotes.

I don't know at what price point you start playing land based tax, but you'll find that easily online.

I’m right down to the wire, and just making sure I’m not bowling in with an offer then ive to find another £2k from nowhere haha

Solicitors fees include all the legal stuff around the searches, missives, registering dues of disposition, etc. I think ours were about £1400 for our house we bought a couple of years ago.

Just checked and it was slightly less. I think it might be partially linked to cost of house too, which is why ours is a bit higher. Your solicitor should be able to give you itemised costs if you ask and a rough idea of costs.

The land and buildings transaction tax is 2% on purchase price paid above the £145k threshold (up to £250k), so if you went to £150k, you'd only pay £100.
