Additional stamp duty

We want to sell our ‘main residence’ to buy another house which we will live in. We also own half of a flat which is currently rented out.

Will be pay the additional rate on the new house? Would greatly appreciate any advice from someone in the field!

Go on the government’s SDLT calculator, it asks all the questions and tells you what tax is due at the end. Thats what solicitor’s use when doing conveyancing.

If you are selling your main home to buy a new home, you don’t pay the additional stamp duty.

No you won't pay the additional charge.

I have other property that has no bearing on the purchase of my main home. If I wish to purchase another house to rent out I would have to pay the higher rate on that house.

Nope as long as you are selling your main residence to buy the new one then you won't pay additional stamp duty
