moving out of rental property - dates - utilities etc

  1. we pay the rent monthly on 8th and the landlord gave us a notice to move out 20th o the month. How does normally last month rentworks out, woudl I pay till 20th only? or do they want me to pay till end of month anyway?

2.how do I sort out utilities to stop paying at the end of my contract? I have a difreent property whee we are moving into and we have different utility providers there so no need to transfer, utilities I just need to close accounts

  1. during our tenancy we put the flooring
some shelvings, fitted cupboards - itw as all paid by u, how cam I ask politely if there would be any recommepndation on the cost as we woudl live it in the house? Thank you

Not sure about the first two but for no.3 I wouldn't imagine you would be entitled to any compensation for doing work on a rental property. That's why no one does it - you're just putting money in the landlords pocket.

Notice normally applies from the rent due date.
Have they issued you an S21?

Did you have a periodic rolling tenancy? That would require 2 months notice from your rent date…so if next rent is 8 Nov, would be notice until 8 Jan.

It’s really important everything is done properly. Did you have an agent who handled all the paperwork like gas cert, electrical cert etc. Did they do an inventory on move in and do you have a contract?

Will you have difficulty finding somewhere else? Just remember that if you move out and ‘make yourself homeless’ the council has no responsibility to house you. It may well be that moving on isn’t tricky for you, but if it is due to kids or schools or prices having risen etc, talk to Shelter about options in this situation.

Ultimately if things are unclear, you need to check that you have been given correct legal notice etc. Beyond that, some communication with the LL will be needed once you’ve got a few more plans, about exactly when you plan to go and taking meter readings, stopping bills, cleaning and return of deposit etc.

You sound like you don’t know much about the processes and perhaps you do t have an agent, so so is there a chance that some of this has not been done properly aacross the course of your tenancy?

So, sounds like you have a place to go…and do you have a specific date to move in?

You aren’t entitled to recompense for any improvements you’ve made. Occasionally a tenant might sell something to a LL such as white good item, but it’s bit very common.

You need to pin down when you are paying until and when you are exiting. These might not be the same day. You should have been given 2 months notice from rent day. If you want to exit sooner and stop paying sooner, you will need to speak to the LL but they won’t be obliged to agree to that.

  1. I've never left a rental on a random date of the month. I would send an email and say "as we will be vacating on the 20th on the 8th we will transfer £X to cover the 12 days rent" with X being your yearly rent divided by 365 and multiplied by 12. See what they come back with but I don't see why you would be liable for the whole month.
  1. Make a list of all utilities, ring them now and ask how much notice they need. Usually phone/internet is longer notice/you are tied in or need to move the account to new address whereas gas and electricity you can ring with final readings on your last day.
  1. I think that's highly unlikely, sorry. And if you haven't had permission they may even try and charge you for it (even if you have improved the place) if your contract stipulates leaving the place as is.

Get proof that your landlord has ended your tenancy on the 20th of the month - in writing

your landlord could tell council tax you are liable for the council tax until the 8th of the following month - as your tenancy will have the rent date upon it

so get proof in writing or keep the proof and screen shot it

take photographs of the utility meters on the day you leave and make sure you have time and date the photographs were taken.

send these to the utility companies to proof the meter reading along with the proof your tenancy has ended by your LL on the date he stipulated.

You can let all the utilities know you are moving a couple of weeks before you do and the same with the council tax - let council tax have your forwarding address so that you can pay up until the 20th of the month - again they will work out the tax by dividing the total years bill by 365 days and charging you from the 8th until the 20th - so 12 days tax
