Air BnB own home?

Has anyone else done Air BNB on their own residence?

I work part time and my partner full time. We live in a beautiful area in a beautiful house. We were considering selling to release some equity but house prices are very high atm.

So I am considering Air BNB'ing our own home once every few weeks for 3 nights. We would go away that weekend.

Has anyone else done this please?

But wouldn't your house be full of your personal things?
I wouldn't like to rent a place that was clearly somebodies home, that they were living in, nor would I want to rent my house out without clearing out my personal possessions.

We did it 5 years ago before my son was born

Made 15k. Went to America and had sex and travelled the west coast with our profits. It was the best holiday ever. Came back pregnant.

As in made 15 k from March to July by doing it approx half the days a month

Also I stayed in someone’s house on Airbnb, didn’t realise at time of booking. I was on edge all weekend. Host had lost job and used it to make income, all personal stuff around.

Once every few weeks for 3 nights is madness. I live in a holiday place and know people who move out for the summer, and that’s stressful enough. I can’t imagine doing what you’re planning

I know people who did this - amazing apartment in a great location.

They had cupboards in every room that they locked their personal items in and they AirBNB'd it one weekend a month and for week blocks in school holidays.

It got them through a very sticky financial time when the alternative would have been losing the property, but it sounded like a monumental pain in the arse and of course they had to find somewhere else to live while someone else was at theirs.

Yes we both paid tax as we both are self employed and have an accountant to do it

We charged mad money like £400 for a 4 bedroom house (it is really nice but it's not amazing or huge)

Renting out own homes or rooms in own homes is how Airbnb started. We have friends nearby who do this and they just lock away very personal items and make sure it is all super clean ready for the guests.

Could you do a room in your home more often whilst you were also at home?

I’d rather be there at the same time as the stranger I think, you’d get less per night but you wouldn’t have to clear out everything you own.

If you are there at the same time, then the money comes under the rent a room scheme, so tax free up to £7.5k p.a.

Could you do that rather than rent out the whole house?

Thank you all the replies.

It does seem like an extreme thing to do but apart from clothes we don't have loads of personal belongings. We would lock any valuables / clothing away in 1 room and remove any personal pictures ( which would take all of 5 minutes).

We got the idea as a house down the road ( it is much bigger and can sleep 10) is charging £1000 a night minimum 3 night stay.

I would look at charging £600 a night and it can sleep 8.
