Why is the estate agent not advertising my rental yet?

I have a rental overlap of about a month between the end of my current tenancy and the start of the new one, in a place that DP and I didn't want to lose out on (hence we're swallowing the potential cost of the overlap).

I gave appropriate notice to our agent (2 months, starting 10th April) and she said if a tenant is found earlier to replace me, then my tenancy can end earlier than 10th June. Great I thought, I won't lose out on as much money that way.

However the estate agent still hasn't advertised this property to rent and I've had no communication from them about anything beyond the initial confirmation of my notice, such as moving out procedures/inventory etc. They're a crap company, it was so stressful moving into this place, but I would have thought it would be in their and the landlady's interest to have advertised by now to find a tenant ASAP? The longer they advertise for the less likely it is that they'll have a tenancy gap, right?

Any reasons why they're being so slow? I don't know if I should pester them or not about it.

They don't know that you will leave and it isn't worth the hassle given that you are paying anyway.

We have a property we let out. The management agency has never advertised it... They had a list of people looking who they offered it to first. Only after that they pubically advertise.

Could be one of any number of reasons, maybe the agent is just crap, they could have let it out to someone on their books already, the landlady could have decided to take the opportunity to change agents (particularly if they're not great!) or to have a void period to do some renovations/maintenance or even to sell up herself (in which case it's easier to sell empty than with a sitting tenant). Either way if you are obliged to pay the rent for those 2 months there's not that much incentive to find someone sooner than that as they won't make any extra money, maybe if the rental market is really strong in your area and the norm is to move quickly, they're confident in finding someone quickly and may consider that people won't be interested in a flat not immediately available...

It's annoying for you but unfortunately it's just one of those things you have to suck up when leaving a rental - at least it means you'll have a less stressful moving period as you can move your stuff gradually from one place to another (may be able to get away with doing it in a self-hire van and a couple of trips rather than having to have proper movers to get it done in a day) and can take your time over the cleaning etc to make sure you get your deposit back. And also you don't have to put up with potential new tenants coming round to view and having to tidy etc for that. Do make sure if you are paying for the old place you don't let the agent talk you into handing the keys over sooner than the end of the time you are paying for as otherwise they may get 'double-bubble' by moving a new tenant in while you are still paying...

Similar experience here..we found out the landlord wanted to do internal work before re- letting it. He thought he could do it the same time as the flat was empty and I was paying rent! I only found out he accessed the place when after cleaning the carpets muddy footprints inside!!

I contacted the agency and explained he had accessed the property without my permission (we still had post & bits there) quick apology and we where let out early from our contract!

I would speak to the agency and see what they say?
