Moving home on maternity leave

Hello,

I'm due to give birth any day and want to move house haha.
So to get the ball rolling we have asked for our house to be valued.
I know there is no stamp duty at the moment but that there would be some other fees involved with moving home.
If we buy another house and sell ours to fund it, can we release some of the equity to pay some of your fees (mainly estate agent fees).
We are looking at getting a bigger mortgage too 🙈
Or shall I just completely abandon this lol

Our estate agent fees came out of the house sale. I know we paid some of the solicitors fees up front for searches etc. Mortgage fees can usually be added to the mortgage.

Just remember that they will take childcare costs into account when assessing your ability to pay your mortgage. You will need approx £600 for up front disbursements based on quote we had yesterday (it varies a bit) our mortgage has no fee, solicitors professional fee is paid afterwards, you will need to pay moving costs up front. We have £2k set aside for costs as a guide.

Also bear in mind that some lenders will not take your full salary into account if you're on maternity leave. We had one lender that would only take my maternity pay into account (which meant they wouldn't lend us enough to move) and the lender we eventually went with still needed a letter from my employer confirming that I was returning to work at £X per year etc. As above, you'll also have to declare you have a child and will be asked about childcare costs in the affordability checks. We used L&C (brokers) which were very good.
