Could we get a mortgage?

I’ve had a really good rent agreement for the last 5 years, so I wasn’t planning on buying for a few years yet. Unfortunately, I am being given notice and I’ll need to move out in the spring. They have been as good as they can be and have given me plenty of time to find somewhere. I’d rather buy as I’ve had a really good renting experience and I know if I find somewhere else it will not be the same.

My partner has been self-employed for years as a sports pro. He had a few great years, then in 2018 he got an injury and was also completing a qualification to coach his sport - his profit for this year was only £2400. Last year he began to coaching his sport and his latest tax thing said he earned £26500 last year and he’s on track to make a lot more than that this tax year, although we won’t know exactly how much until April. He has also recovered from his injury and competitions are restarting so likely to be much more than £26500.

I’m pretty standard, been employed as a teacher for 7 years and earn £41000 a year.

We live in an expensive area, we’d need a house with a garden £310k is about as low as we could go.

Would it be possible to get a mortgage atm or should we wait until April when he will have 2 years as a coach alongside competing under his belt?

Speak to a broker, they'll know the market well enough to answer that question with accuracy. Our broker only charged when the sale completed and his expertise was worth every penny.

I'd go and talk to a broker, they should be able to advise.
