Santander Mortgage Appilcation Anxiety

Hi.
Does anyone have any recent experience with Santander? We have gone through a broker who I have dealings with at work (and I believe she is very good at her job) I have been employed full time in the same job for almost 15 years. Husband is a Company Director taking very small salary plus dividend. Joint income is £93k per year, although in our application we could only use £70k as I had not yet filed husband's tax return showing the increased earnings.
We received an AIP very quickly and I noticed a "soft" search on our credit files.Got excited and searched and found our property, and had offer accepted (yay).
So, I am a stress head, I always look for the things that might go wrong in any situation and dwell on it. I think it's a coping mechanism and sets me up for disappointment.
Just before our broker submitted the full application, I did a "multi agency" credit search on both my husband and myself. Husband came up VERY GOOD. I came up FAIR. Historically I have always checked Experian regularly and found no issues. However, the Equifax report came up on this check and I was absolutely floored to find an "unsatisfied" CCJ for £350 registered 23 months ago. It was registered at an address that we have not lived at since 2013 and in my maiden name that I have not used for 16 years. But, it is there!! I almost cried, I would never have allowed myself to get a CCJ but had no chance of paying it with the paperwork sent to a previous address.
Santander have not picked it up as they have not looked at this particular credit agency. I do have one other adverse for £500 which was 18 months ago and paid in full after being in default for 6 months but this would have been picked up in Santander's soft search as is shown with Experian. We have not been "hard" checked yet according to our credit file, but the broker has told me that the mortgage is agreed subject to underwriting. I have also had an email saying that the valuation has been instructed.
So now, I have major anxiety to the point of making me ill. We have rented for the entire length of our marriage and are in our 40's so desperately want to invest in our own house now. We have 16% deposit to put down and affordability was all checked on AIP
I will be devastated if a £359 CCJ which I could have easily settled had I known about it will now affect our application, and result in us losing the purchase.
Anyone here like to reassure me a little bit.....? I'd appreciate it very much.

We have a Santander mortgage. We don't have any adverse credit but it all went through very quickly indeed, lots of soft searches and desktop surveys. I got the impression that they didn't look into it very much at all!

This is something your broker should have picked up before even applying. Just because Santander don't use that CRA I would have thought you would have to declare any CCJs. There is a chance the underwriter could pick up on it and I would expect a decline for an unsatisfied CCJ.

Have you disclosed it to your broker?

Yes I have disclosed to broker. I’m also applying to have the CCJ set aside. The application is in, so will have to just hope for the best but be prepared for disappointment. However, I have read in numerous places that a CCJ older than 2 years and under £1000 will go through ok so not all hope is lost. Other than this stupid little blip I would imagine we’d be a good prospect to a lender. I do have to say that I have complete faith in my broker, and if anyone can get us sorted, it’s her!

CCJ aside, I'd be quite shocked if this isn't an issue for the lender. 6 months is a long time for a debt to be in default before it's paid. Is your husband the higher earner?

If you have disclosed it to your broker if she is competent she will already have checked Santander will be OK with this. Yes Santander will find out about it when they do the underwriting.

The other adverse can also be easily explained and is not deliberate, but it’s a long story. This would definitely have been seen by Santander on soft credit check before agreeing to the AIP.
I will add that I’ve managed all my credit accounts exceptionally well other than the one adverse and the unknown CCJ and have a perfectly clean record for 18 months.
So I’m pretty much screwed then! At least I can now be prepared for when the decline comes!

Stop panicking- you don't know they will decline you.
I recently got a mortgage with Santander, was pretty straight forward but I have nothing on my credit for it not to.
I hope they set aside your CCJ, it's out of order that you can get one when you have no idea about them!

I would be surprised if you managed to get this through Santander. The cumulative adverse would put you out of the top tier lenders.

An unsatisfied ccj is going to halt your application op. I'm really surprised your broker has gone ahead with Santander. They either haven't declared it, which will come back to bite you, or they are hoping for the best.
Your credit history is poor anyway and Santander do use Equifax as well as Experian for credit checks so they will see it. The initial soft search credit check is likely to have been undertaken by the broker not Santander, as they use that to see what product to offer you.

I underwrite for Santander.

A CCJ along with adverse credit will be a decline.
