Can someone give me rough figures for house buying fees??

Thinking of buying a house in the next few months,just want to know what sort of fees will will encouter and a rough price of ec!

So what i can think of:

Land registry
search
Valuation
Stamp duty
Solicitors fees

Anything else?? Removals we shall do ourselves( just need to hire a lorry!)

If house is 3 bed or more you will also need a HIP (home information pack)

How much is house wroth? Depends on stamp duty fees.

How much ar eyo uselling for? Taht makes a diff re estate agents fees

Are you selling as well as buying ?

Land Registry/ Search isn't much, usually included in Solicitors fees - ours were around £600 to buy total
Stamp Duty depends on purchase price 1% from about 125k to £249999, 3% 250k to £499999 etc
Survey depending on type from about £400 upwards
Mortgage arrangement fee, variable
Cash Deposit

Buying a shared ownership 3 bed house. House is £150,000, we'd be buying a 50% share so £75,000.
No house to sell as we've been renting for past few years.

We dont have to buy a hip do we, thats just if your selling isnt it?

All this calculating etc is giving me a permanant headache!!

So do you pay 1% Stamp Duty (or half of it) on the 150k ? Hips wouldn't apply to you

Depends, shared ownership place said if we intend to buy the whole house in the future it would be in our interest to pay the whole stamp duty!
Am undecided at the moment on what to do!

HIPs are only if you are selling

There will be no stamp duty as purchaser price is under £125,000.00

Various searches £200.00 ish
Land Registry - about £100.00 (perhaps less)

They whatever your solicitor charges
