VAT zero rating for listed buildings. Does anybody know if it can include...

replacing bathroom and kitchen fittings?

Any advice or experience from people who have had work zero rated would be very welcome, thanks!

I don't think it can but I'll try and check. We have come across it when we worked on a church. I have a feeling it has to be work on the fabric of the buidling but I could be wrong.

Ooooohhh can anyone tell me what exactley it includes too - I would be very greatful as we are having lots done to ours at the moment and are paying huge amounts of vat!!

I think it's restricted to work to the fabric of the building. I am hoping it will include the garage we're knocking down and rebuilding. But it's looking like it doesn't include like-for-like replacements of kitchens and bathrooms, sadly!

zero rating is only for building but not repair

so if you are building a new extension to a listed building with a new bathroom, it will be covered. if you are renovating a building and replacing bathroom/kitchen stuff in an existing bathroom/kitchen, it won't

it gets a bit murky and grey when you are moving bathrooms etc around - you can usually claim for a reasonable proportion of the works to be zero rated

your architect/builder should be able to tell you what you can and can't do
