Completely freaking out - bounced DD and mortgage application

Livid with myself.
Applying for mortgage tomorrow with DH with our bank - got our agreement in principle, putting down 15% deposit and borrowing 120k less than we were offered. Gone through all figures, they’ve looked at all documents etc. All good.

I recently changed over accounts for my BT direct debit bit they didn’t change it in time and said it would come out on the 24th when I spoke to them on the phone to check on Monday as had a previous issue with them not making changes. I meant to transfer the money yesterday and completely forgot so did it today only to realise they tried to take it on the 22nd and it got returned.

I’ve spoken to BT - all fine - but I’m seriously panicking because this can not possibly look good to my bank.
It’s totally my own fault and once I’d moved that direct debt I intended to close the account as I don’t use it - I have another with the bank as well. On my credit record they all show as being in good standing with no issues but I don’t suppose this actually means much.

So now I’m thinking I’m blatantly going to be declined tomorrow due to this as it looks like I can’t manage my money.
I’m thinking all I can do is explain to the mortgage advisor in the morning and take her advice - and then potentially get a broker if it does get declined?

No other late payments, first bounced direct debit. I had a couple of instances of going into an unauthorised overdraft for a couple of hours but was rectified on same day and mortgage advisor has said due to the size of our deposit etc this shouldn’t be a problem.

Just wondered if anyone had had similar and been okay? I know it’s only one payment but it’s right before the application...

Thanks @Rivkka I’m so mad at myself and really hoping because we are customers with the bank anyway and they can see this has never happened before it won’t scupper everything

I suppose we could do it in DH’s name and add me later if it came to it as we aren’t including my earnings anyway as I’m self employed and we don’t need to as we aren’t borrowing the full whack.

I don't think it will even show on your statement or credit report, if they had paid & you went OD then that would show up. Maybe make a complaint to BT and get them to confirm in writing they made an error, or you should have some correspondence from them confirming the agreed date, but I really doubt you'd need it.

Thanks surfing. I checked on my bank account and it shows the direct debit being paid and then immediately returned but nothing on my credit report. BT are being cagey about accepting blame although they’ve said it won’t go down as a late payment and I spoke to them originally over the phone so have no proof.
I’m just furious because I should have transferred the money earlier anyway.

I did this last year.......made myself sick with worry. Never before had i gone overdrawn but just as my application was going through i forgot to transfer money and went overdrawn-was so mad at myself.
It was never raised and i got a mortgage.

@Wynston sorry to hear you felt like this too - I feel hideous! I just keep thinking I’m going to ruin it for DH and me. DH thinks I’m mad to be this worried and keeps saying what’s done is done and people with way worse financial situations get mortgages, that we will still have options open to us, but I am so wound up about it.
I keep reading articles that say just one late payment can cost you a mortgage application and winding myself up even more

Hope my outcome is the same as yours!

It wouldn’t show anywhere, technically you were 1 day late, BT know about it because you talked to them, BT would have not recorded this anywhere against your credit score profile. I’m pretty sure most companies allow for a few days late payments where there is no bad history.
You’ll be fine.
It might make you feel better if you tell the bank what happened to demonstrate you were streamlining your regular payments.

Thanks, I guess I was just worried because I’m applying with my bank.. so surely it will be flagged to them as it shows on my account?
I’m so not going to sleep tonight. Being a worrier is the worst!

Same! I spent all last night spiralling about what would happen how we would be declined and then not be able to get another mortgage and lose the house.

DH is very confident it will be fine and if not we will go to a broker who will find us a mortgage at high street rates because it’s only a blip not years of late payments etc

But my go to state of being is worry!

There's usually a Chinese wall in the bank between departments so mortgage side can't just look up your current account, if you've provided all the information they need already they will never see this

One word of warning OP. You haven't got a offer yet (pending a survey or not). You've had an agreement in principle which has now proceeded to a full application. Even if all looks good a proper offer will only be produced once the survey comes back & an underwriter has assessed your case fully.

FWIW I think you are 90% there. The dd was never going to be an issue, but the valuation/survey can certainly be.

I do understand that thanks @hadthesnip2 our mortgage advisor underwrites it and we’ve cleared all the credit checks, so while I know it’s by no means a given she said based on our circumstances etc she really can’t see there being an issue and if the DD does come up (which she doesn’t think it will) she now knows how that happened so can include that.
I was just worried about getting declined at the initial credit check for the application to progress but thankfully that wasn’t the case. And if we do get declined, it doesn’t look like it will be down to that error so that’s a relief!

Thank you both! I have calmed down a bit now I feel more assured that if it’s declined its very unlikely to be to do with that mistake! And you’re right night time fretting makes everything seem so much worse!
