Rent increase - is there a limit how much the landlord can impose rent increase per year?

Landlord would like more than 10% increase, is it reasonable. No work has been done to the house, as we always scared to ask for something to be done (like decorating or kitchen) as we know the rent would be increase. but now he is increasing rent anyway.

I think landlords can ask whatever they like but tend to not put it up a lot unless they want to get rid of you! Have you spoken to Shelter or Citizens Advice?

How long has it been the same rent?

What are similar properties rented for?

Have they given you a reason?

How much would a similar place on the open market be if you were going to move, if less how much is it worth not to have to move this year?

The tax situation has changed for landlords such that for a large number of landlords either rents will have to rise or they will have to sell. Generally this is likely to push rents up at least in the short term.

What is demand/supply like in your area? Do you have reason to think the LL just wants to get rid of you?

If not, an often-advised ploy is to say you can't afford it. He may back down, since giving you notice, having a void period for a month or two, maybe more, redecoration, etc., will probably cost rather more than forgoing the increase.

Some LLs are just greedy, and will whack the rent up just because they can - and I say this as a LL myself. If you're good tenants who care for the property and pay a reasonable rent on time, your LL should IMO count himself lucky.

There are a tiny number of properties that are rent controlled - ie the rent has to be set fairly - but you would know if you were living in one!

Landlords can increase however much they want, but may back down if you say you can’t afford it.

I don't think there is a limit. They could put it up in order to price you out I'm not sure if there is anything anyone can do. My dms landlady didn't put the rent up for 3 years then came along and put it up from 500 to 550. In our area that is the absolute maximum for the type of house that it is so any more and it will make more sense for her to move.

No, no limit. My last one but it up 40% one year. It was an awkward year for dcs so we had to pay it as they needed the stability.

My guess is rent has gone up locally? You can try and haggle down if your feeling brave.
