Renting with poor credit? How.

We need to move were I social housing at the moment but very cramped. Been told 7 Yr wait. So only option is to rent. With UC top up we can afford it. As would be within the threshold.
However dp has poor history for a loan he's not paid accrued with his ex. ( she took it out in his name.) . And is currently seeking assistance with it with police etc... Its a long process.
. His monthly pay and UC is enough to cover the rent in a private place and still enough to live on..
We can sort the deposit via grandparent..

Now we know they run a credit check. How will this affect it. Or shall we just wait.

Guarantor is the main option. Others include offering 6 month’s rent up front, using a guarantor service, offering to pay the rent and liability insurance etc. However- defaults may not show up, some of the credit referencing agencies only look at CCJs, IVAs and Bankruptcy.

He didnt to go bankrupt as a fraud case and why should he. But he contact the company the loan is with and is making very small donations to keep them off his back at the moment. So who knows..
We could poss get a guarantor but thecbcheapestbhere is 925 pm for a 3 bed so 6m upfront is just s not doable.

Hi OP

Estate agents/landlords are usually limited to just obtaining public data on credit files.. so this would be just CCJ's, Bankruptcy/insolvency records.. I think they can find 'gone away without notice' records as well, as well as electoral roll data.

As renting isn't a form of credit as such, agents are limited to what they can search for on prospective tenants

They’ll also do affordability checks- along the lines of the monthly rent is 30-35 times the annual salary. E.g. £900 rent would be £27k salary but if you are using UC housing element that may be taken in to account too.
