Is it possible to get a mortgage when unemployed?

I have a good amount of savings. In a few months, I will be leaving my job to do six months of training. During this time, I will be unemployed, but registered as a student.

I am looking to buy a house, and I have about half the money that I'll need, so I'll need a mortgage for the other half. Is it possible to get a mortgage when you're unemployed if you have savings and good earning potential?

But I am also saying she should get a mortgage now while she has an income or wait until she is established in a new job. Some people are saying she shouldn't get one now because she plans to leave her job.

As well as the mortgage question - practically, what will you do if you can't get a job right away? Very soon you'll be out of savings. I'd wait.

Must you leave your job? Can't you have a period of unpaid leave? Somebody else could be a secondee whilst you're away?

I doubt you'll get a mortgage, recently we remortgaged whilst husband was between jobs, he was seen as a dependant if mine so effectively had 3 kids and me - didn't matter he had potential

People with income from investments not earnings still get mortgages.

SoyDora · 05/12/2018 08:06

^ yes, because it’s a regular, proveable income. Very different to having 6 months of mortgage payments in savings and no income.

Then now is the time to invest. (I assumed 'savings' meant investments tbh)

If you get tax credits, child benefit and / or regular child maintenance you can get a mortgage with Nationwide and some other lenders without having any sort of paid employment (we did).

Thank you for the replies.

For context, I am working in a different part of the country and will be returning to my home town for more training. After training, I plan to stay in my home town and get a job there. I am very experienced in my field, and my field is desperate for employees, especially in my home town.

So I can't buy ATM because I'm not physically there.

I’m not sure the amount of savings the OP has would give sufficient income to allow her a mortgage.
OP you could get a mortgage based on your current salary, but you will be asked if there are any life events that you are aware of coming up in the next 12 months that could affect your application. It depends how willing you are to bend the truth!

Why does that mean you can't buy now?

LovesLaboursLost · 05/12/2018 08:44

Just buy now, or wait until after your training. By the time it’s all gone through it will probably be time for you to move back to do your training anyway.
