Tenancy cleaning question

Can anyone advise me ?

I've been given notice to move out my house and my tenant says I have to professionally clean the carpets ( curtains also ) and receipts to be given on departure

I'm wondering if I can get away with not doing it?
Reason being, I've lived here 4 months it was a 6 month tenancy and the property was so dirty when I moved in, there's mould in the cupboards it's really awful
I bought this up but unfortunately I didn't notice how dirty until i moved in
Anyway I'm resentful to spend hundreds when the place was filthy
I'm a bit ocd with my cleaning and we've made it so nice and clean
I've checked the windows on the inventory and you can clearly see how dirty the cills are yet in the tenancy it says to pay special attention to the windows ?!

Don't get me wrong I shall clean it and leave it in a great condition as that's just me but wondering where I stand if I don't do a 'professional' clean bearing in mind the state it was in when I moved in and the mould ?

No you don't have to. You only have to leave it is the same clean (or not) condition it was when you moved in. Make sure you take pictures on your last day as evidence.

Thought so it's just the tenancy says I have to ? Just wondered if there was a get out clause and if I can clean it which I will even though it was filthy would that be good enough do you think

If it went to the dispute resolution process, they would only consider the cleanliness of the place compared to when you moved in, regardless of the clause.

The whole 'professional' cleaning is subjective. I employed 'professional' cleaners found in the local ads once and they ended up doing a terrible job which led me having to go back and finish it off properly. After that, I've either done it myself or paid a friend of mine to do so and the place certainly looked much more 'professionally' cleaned.

What is really meant by 'professional' cleaning is that it is thorough, ie. more than the cleaning the average person does weekly such as cleaning inside cupboards.

Take hundreds of close up pictures for proof as well as the inventory pics of the state of it when you moved in. Has the LL given a good reason to be issuing you notice within the first 6 months? That's pretty shitty. It costs a lot to move house.

And remember, just because something is written into a lease, it does NOT make it enforceable. Leases cannot override tenant's legal rights. I was tenant of a right piece of work who had loads of shite written into his leases. I used to show his houses to prospective tenants and tell them to feel free to sign the leases but remember "this bit.. and this bit... and that.... all legally unenforceable." He knee full well but banked on tenant's not knowing.

In these circumstances, I have to say I've always printed off my own receipts, and not had any issues....

I thought about doing my own receipts but didn't wanna do anything wrong and risk not getting my deposit back
Well to be honest I moved here on a temporary basis after my ex kicked me out, I never wanted to be here long term and in my head I had 6 months as it's a 6 months tenancy however it has come round quick and would be nice to have more time!
She's moving back into into the house herself
So I get it professionally cleaned
It wasn't done when she moved out 6 months ago
And she moves back in cleaner then it was ! I just think it's a cheek
But hopefully once I've cleaned the inventory clerk who is outside of the letting agency will see how clean it is
I hope x

When we recently vacated our rented flat after a 9 month tenancy, we cleaned it ourselves (thoroughly- it took a week after we had moved out, we built in extra cross over time!).

Ours too was really grimy and grubby when we moved in and we definitely left it cleaner than we found it. Luckily we had the same inventory clerk that had done the initial inspection and she acknowledged that it hadn't been clean in the beginning and that we had done a good job. No quibbles got whole deposit back.

(Our tenancy agreement also specified a professional carpet clean at the end of the tenancy which we didn't do!)
