Renting out my mum’s home whilst being her “deputy”

My mum’s a self-funder and I’ve been advised to let my mum’s house out go help with her care-costs. Can anyone tell me how I go about renting out legally and in simple terms (in North Wales) please? I have 3 friends who would like to rent it from me which is why I’m going down the “private”route although I’d prefer to use an agent. Only problem with using an agent is that I don’t think I can choose who lives in the house or am I wrong?

yes, of course you get to choose who lives in the house. Don't choose friends, really bad idea. The agent merely helps, all the responsibility will still lie 100% with you.

Wales has compulsory landlord registration, it is stuff all use in enforcing standards but you have to do it. You will probably be creating an HMO so in addition to all the normal landlord responsibilities you need to do the additional work and registration that may require.

you need a raft of expensive insurances and ways to get stuff fixed quickly. The house needs to be in good nick with everything working, empty of all your possessions, safe, etc etc etc.

no simple terms, it is a business and business isn't simple.

Yes I realized it’s not always such a good idea to have friends as tenants!😂
So going with an agent doesn’t really make a difference?
I’m really not sure about any of this but I have to do it or sell the property.
What does HMO mean?

please please consider selling up. You need to look into all the costs, covering voids, the risks, the management, the insurance, the works needed... your property isn't in London and won't rent for a fortune.

join one of the landlord associations they will give you information their are a lot of rules & as a landlord you are vulnerable to whoever you get in - Universal Benefit & Housing benefit are horrendous &the checks you have to do on checking someone's right to live here (that can cost you up to £1000) rules on checking gas & electricity and safety aspects, deposits schemes, contracts, landlord insurance, checks on financial history of tenant, its not straightforward! & be prepared to be seen as a villain! Its a business and because your funding your mum you need to be careful. If you get an agent check on them!

Agree with PPs - get an agent to handle paperwork even if you want to let to those specific friends. These things can very easily turn sour when people start expecting favour or special treatment.

You can usually negotiate in agent's rates, particularly if they don't have to do marketing - I use one who usually charges 10% but I managed to get down to 6% (not managed). Find a small local agent near the property. They can manage it too for you although this costs a bit more.

btw right to rent checks need to be done on everyone, even Joe Bloggs who was born in the next street to generations of Brits.
