I think we may need a new one soon.

Ours is looking dodgy, felt coming off and tiles loose.

Do you think we could claim on insurance? We've never had any luck doing that before when things like the oven broke.

are you sure you'd need a whole new roof?
my sil has just had hers done. She had water coming through the ceiling when it rained! V expensive - about 6 grand for the lot

hana · 04/04/2007 17:27

no, prob not an insurance job, would be down to age of roof wouldn't it? otherwise everyone would claim!
new roof in region of 5 grand, that's what we were quoted for ours, but we combined it with a loft extension at same time

also depends what it is made of and whether you are in a conservation area

whether roof timbers need replacing

no luck for insurance unless you have been maintaining it regularly and it's blown orf

princessmelTingChoccyEggs · 04/04/2007 17:45

Oh no

Don't know for sure if we need a new one. Dh thinks so. Maybe we could get it repaired. We'd need to pay a roof man for a quote for doing that too wouldn't we?

Its a 3 bed semi FioFio. Ex council. It had been privatly owned for a while when we bought it. Not in conservation area.

ComeOVeneer · 04/04/2007 17:51

Don't know, but we had 4 ridge tiles replaced a couple of days ago and some new cement in a couple of places and it came in at £420.

princessmelTingChoccyEggs · 04/04/2007 17:52

OMG

I feel sick.

One of the big parts of the expense is scaffolding, so if a repair requires that too then even a small job gets very pricey quickly.

Our 2 bed terrace, scaffolding front and back, full new roof - £1200, East Yorkshire

So I would say £3K sounds the right area.

zippitippitoes · 04/04/2007 18:08

we have had slate roof done on a terrace for nearly seven and a slate roof on the baby house was 5.5...

cazzybabs · 04/04/2007 18:13

We were told there was no point repearing our slate roof as once they started bacging about they would damage more tiles. It cose 6000.

ProfYaffle · 04/04/2007 18:29

We had full scaffolding front and back, new roofing felt, tiles re-laid with new ones where needed, £2k. 3 bed terrace East Anglia.

zippitippitoes · 04/04/2007 18:37

building work is very expensive here
they would laugh if you wanted it done for 2k they wouldn't climb a ladder for that

princessmelTingChoccyEggs · 04/04/2007 19:12

We're in Herts.

Where are you Zippi??

ProfYaffle · 06/04/2007 10:02

I knew I'd find an advantage to living in East Anglia if I stayed here long enough!
