Landlord selling, no deposit

Me and DH are renting. We have 2 dd. While we can pay the rent and bills every month, we have no savings and our credit is probably the the lowest you could go. My df is a guarantor for this place.

Had an inspection this morning and the agent informs me the landlady is putting it up for sale.

I'm now petrified. We have no savings and poor credit, we can't move in with our parents. What can we do?

I can't stop thinking about it. I'm on maternity leave and I just feel like I'm letting my girls.down by not having any savings

Poor credit isn't a problem as long as you don't have a CCJ or have been previously been made bankrupt.

Are you due a deposit back from the property? And can your DF act as a guarantor for a new place?

Can the agent not find you a new property?

You will have 2 months from the NEXT RENT DATE when you receive an official intention to regain possession notice from the LL.

And remember you don't have to move out, if you really have nowhere to go. Go to your local housing department and see if they can help. Chances are they will make you wait until you are evicted and even then you will prob end up in temporary accommodation for a while. It's not an ideal situation for anyone but you won't end up on the streets.

Thanks for your reply lottie. Dad can be a guarantor, that's not a problem. Hopefully.

We'll get the deposit back, no damage etc but we wouldn't get that until 2 weeks after we've left the property.

I've spoken to the agents and at the mo there's nothing in our budget that'll allow children. We hit the jackpot with this place, great location, close to dd1's school and our families. We got it cheap because it'd been on the market for months with no interest and we haggled on the rent.

I'll keep checking in with them. Thanks again for the reply.

Can your dad lend you the deposit for a new place until you get the old one back?
Overdraft or credit card to pay for it?

Get down to the housing asap and make them aware of your upcoming situation.

And try not to panic the LL Amy not be selling immediately, as explained your notice period doesn't start until the rent date after the official notice arrives (unless it's on the rent date that is, then it's 2 months from that date).

It has to reach you by 4.30 pm the working day before the rent period starts. So 2 months from that.

Agree that you don't actually HAVE to move out. The landlord would then have to take you to court to get an eviction date. Once this has been reached, he can then get the bailiffs in.

If you want the council to house you, you will likely have to wait until eviction or they will consider you "intentionally homeless".

Do you receive benefits? Is there any way you can save the deposit/borrow it until you get yours back?
