Hi! So me and my partner are looking to buy our first home in the near future but not sure wether we earn enough to get one.
I've used a couple of the bank calculators online for estimates but have been told by most friends that they were not anywhere near accurate.
I'm wondering if anyone is in the same sort of financial position as us and wish to share their mortgage experiences!
We are both 23 and have 2 children, my partner earns £25,800 (including overtime) a year and myself £7000, we also recieve CB so overall £34,560 a year. We would have £a maximum £10,000 deposit and a few thousand for fees.. after our monthly bills/gas/food we have around £1000 left.
Our credit scores are both in good.
Has anyone managed to get a mortgage with similar figures? Thankyou! :)

How much are house prices in your area?

SoftlyCatchyMonkey1 · 24/07/2017 16:22

Are you both in permanent jobs or self employed / temping?

Take out the CB and the overtime. What's your combined income then?

Hmsxoxxx · 24/07/2017 16:25

3 beds start from around 150,000 upwards but would probably need a little Renovating! We are both permanent not self employed,
Without overtime and CB would be around 31800.

If your maximum deposit is 10k you'd struggle to get anything better than a 90% mortgage so you'd be limited to say 100k. That's probably fine as 90k is about 3x your income but what could you actually get for 100k where you want to live?

Any debts? Credit cards, loans, HP?

Hmsxoxxx · 24/07/2017 16:32

No loans, we have 500 on a credit card but would pay that off beforehand!
It would get us something, but probably not what we want! That's just been us saving for a year but looks like we will be renting a couple more and Saving more! Sad

Shared ownership might be worth exploring.

Hmsxoxxx · 24/07/2017 16:39

Yes did have a look into that, there's just many shared ownership houses I could find but they are building a new estate which I've been told will have done so may look into it as then at least we won't be throwing the whole lot away every month!

See an independent mortgage advisor. I had a rubbish credit history (but admittedly higher annual income) but my advisor got me a good deal with Halifax. I had to do a budget breakdown with supporting bank statements.
