Small BTL mortgage lenders?

My mortgage company has just renewed my consent to lease for another year, but has said it will be the last time (rented out for 3 years while I moved in with partner).

It's currently a Personal mortgage on a SVR. My mortgage is

A lot of BTL mortgages are broker only. I used London and Country who were not only able to suggest products within an initial phone call but came up with a much more sensible way of structuring my borrowing. And it all went through quickly and smoothly. Quite a revelation as I had previously done it myself.

Thanks, I think a broker will now the way to go. At least I've got a year to get it sorted.

There must be options out there for those who have small mortgages & need BTL.

Most mortgages require you to borrow £25k+

You could borrow that and pay £7k straight back (if you get one without early repayment charges).

Your income may be an issue and restrict the number of lenders you can look at - many want £20k/£25k minimum incomes. It would also stop you taking out an £18k personal loan which might be another option if circumstances were different.

I would also recommend a broker / IFA.

My basic salary is 21K (WTE 42K but working part-time). I use the childcare voucher scheme, which takes £243/month off my salary & taxes me on the remainder, so my salary looks like 18K (according to my p60).

I've been working extra hours at work temporarily so next year's p60 will be better when I re-mortgage.
