How much would you expect tp pay for plans ?

Am hoping to have a 2 storey extension in about 2 years so would like to get plans and permission in place ect this year.
Ext. will cost between 30-40k.
What should i look for when finding the right person to draw up the plans ? And is it a case of you get what you pay for, or can i go for the cheapest ?
What is cheap ? Please make me happy ???????

Plans just to get planning permission should be £200 to £400 depending upon the level of detail your local authority require (and also wheterh you are north or south). You will need more detailed plans for buidling regulations and these should be around £800 to £1000.

i wouldn't necessarily go for the cheapest, but ask to see a typical example of their work for the type of extension you are having - a two storey one is quite tricky depending upon how your extension will tie into the exisitng roof.

BTW sometimes the best person to get is someone who has previously (or still works for the local authority) who will be granting permissions as they know what the requirements are - also I would go for a set fee rather than a hourly rate, or the like, as you may need to change your plans to get permissionand some people will charge you for altering plans - which can soon add up!! Also get more copies off them than you need so you have a few spare sets for yourself - they can charge a fortune for a copy, when you could go to your local printers and get a copy off your own plans for a fraction of the price!

I would ask around and get recommendations for an architect/engineer. We paid about £350 last year to get plans drawn for a very small kitchen extension which just required building regs approval, not planning. We knew what we wanted just needed someone to draw it up. If you want someone to come up with ideas and different options it would be more expensive.

Agree with Andyrobo. We paid £350 for plans for planning permission and another £750 for the building regulation plans... We're putting in a small amendment which dh has drawn up himself!

Thanks for the tips Andy.Will def. photocopy them myself now !
Have just had a quote for 700.00 just for plans-that sounds good because it from a rec. man and it is for a biggish 2 storey extension.
Someone up the highstreet quoted me 2 grand !
