Moving area - mortgage

Will also post in property. We are looking to move to an area a couple of hours away. If we try to buy whilst in our current jobs, will the lender query the location of the new house? Or can we just claim we are going to do ridiculous commutes? Thanks

I don't think so. People buy elsewhere. Eg I think my son cannot easily buy near here so I keep sending him properties in Spain, Scotland etc which he could afford.

Your best bet would be to speak to an independent whole of market broker to find out which lenders are most likely to lend in these circumstances.

Long gone are the days when this won't even register on a lenders radar.

There are at least 3 potential issues with this scenario

  1. they'll think you intend to rent it out in which case won't want you having a residential mortgage.

  2. they won't take into account your current incomes on the basis you'd need to change jobs if you move that far away so your current income isn't sustainable.

  3. they'll accept you're commuting but will factor in very high travel costs / weekday accommodation when calculating your affordability
