We went to see a mortgage advisor recently after our deal ended and agreed for him to apply for a mortgage with a certain building society. Last week I got a phone call from him whilst I was at work and very distracted. He called to tell me that he had gone with a totally different bank because the rate was better and as he was going on holiday he'd post us the paperwork for signing.
I was a bit
that he'd decided off his own bat to change the company but decided to have a look at the paperwork when it came as I figured a cheaper rate would be worth it.
So the paperwork came and consisted of a sample signature form and a completed (incorrectly) direct debit Form both with a mortgage account number on. Absolutely no information about the product, the rate or the monthly payment.
As I'm not an idiot I didn't sign either, instead I rang the bank who told me the application had been declined, which was a bit of a shock as we have good credit, 40%+ equity and both work. The only thing I can think that may be an issue is that in 2013 DH was unemployed for eight months and we had to claim housing benefit. HB was only half the monthly payment and we paid the other half ourselves, on time, every month.
I can completely understand why this may be an issue though, and if it is then we'll just wait six months or a year and apply for another mortgage. As it's a remortgage it's not an issue, we were just looking for a better rate.
Now I've had time to think about it though I think the advisor has behaved terribly.
At no time did we agree to him applying to this bank, but he has, without contacting us before he did so and therefore without giving us any information about the product, rate or payment.
He then sent us paperwork to sign for something we hadn't asked for.
I'm also thinking that the building society probably turned us down and rather than tell us he decided to apply somewhere else behind our backs.
If he did I'll be even more annoyed as repeated credit checks, particularly in a short period, negatively impact your credit rating.
I just think he has acted unethically. Would I be out of line to consider making a formal complaint?
