Has anyone had a Consent to Let?

Does anyone know if it affects the mortgage on your residence if you have a Consent to Let on a rental property? I've been speaking to my mortgage lender on a rental property about Consent to Let, to avoid converting to a buy-to-let mortgage, but have a mortgage on my house (where I actually live). Does anyone know if having a Consent to Let will compromise this in any way?

I didn't think lenders offered consent to let on residential mortgages anymore. We had a consent to let on a flat mortgage 13 years ago and it made no difference. The lender did want to know we had the income to pay both our new residential mortgage and the flat mortgage if we had no tenant.

Thanks for answering. I spoke to Santander yesterday who still do them, I just didn't think at the time whether there would be any impact on my home mortgage. They did say I must have landlord insurance which I assume is to cover any loss of rental income. Useful to know your home mortgage wasn't affected, thanks.

Landlord insurance only covers loss of rental income if your tenant defaults. It does not cover a void period IF your tenant LEGALLY decides to give notice and you can't get someone else in.

The only way that a home mortgage might be affects is that it might limit the amount you can borrow.
