mortgage fell through this morning...

ccjs from over 5.5 years ago. in a previous address. i'm devestated. just dont know what to do.

A less stringent mortgage lender? I think my dh got a mortgage a while back with someone who would lend despite ccjs and the like. Who did you try?

AFter 6 years the CCJs can be removed from your credit reference file.

Do you have a copy of your file so you can see exactly what is on it?

hve you tried a mortgage broker? Charcol are excellent - you could have an initial consultation for FOC and see whether they think they can help. They charge but it's been money well spent when we have done it - they really do come up with the best deal for your circumstances.

we went through a broker using northern rock. we were completely up front - we know we haven't the best credit rating.

we never lied about anything. we even got an AIP

letter through yesterday thatwe had to sign instructing solicitors

the offer was accepted - all set to move before xmas - the kids are excited. my daughter has already boxed stuff up she is so excited.

i'm just devestated - we cant afford a deposit - which was why we went with northern rock

Would go back to the broker. I'm sure you could get a mortgage from somewhere - not sure how a less stringent lender would effect the interest rate tho. What a bloody pain. Shocking when the CCJs will be wiped from your file soon anyway.

see an independent financial advisor ASAP! they can help with pretty much everyone.....and not tied to a particular product..and you don't pay them a penny/...they get a commission from whomever you get the mortgage from in the end...

Hi , I've had the same problem but just got re-mortgaged with an Independant Financial Adviser he was great , I have CCJ from 3 years old where I live and he told me most lenders he approached don't care as long as they are over 2 years for Mortgage purposes, but I think its def a case of if you know the right person and he has the right contacts. I can give you his contact details if you CAT me.

BIL is a mortgage broker and told us we would never get a 100 % mortgage unless credit rating was A1. Hence following 2 redundancies and a hellish credit rating it took us 4 years to scrape together a 10 % deposit.
I now appreciate my house so much and really do know how dreadful you must feel.We were knocked back so many times i began to feel worthless-saving a deposit was also hard with high rent and 3 kids, but it was the only way for us.

Go back to the broker custy.There are special circumstances that they can consider.He can mediate for you and speak to them Surely they would have had that info at the start I didn't realise you had found somewhere.I used a broker here in Brighton who was brilliant with all my health stuff if you want his number (this is noddy btw)So so sorry I have been there due to my bot being able to get life insurance so know how you feel Someone will help I'm sure xx

Just wanted to add, NR are known for being picky cos' they are usually offering a good rate.

I second John Charcol, they will help you and find you someone who isn't as picky.

If I know someone who went bankrupt, is self employed with no real proof of income, possibly has CCJ's who got a mortgage, then you can Custy. DON'T GIVE UP NOW. It won't be that hard to re apply. Get online and sort it now!!!

Maybe it's for the best if you can't afford a deposit how will you cope with any emergencies, boiler breaking or an interest rate rise.
Everything will turn out for the best i'm sure.

10% of 150k - the most basic living accomodation we can afford where we live...is 15k

i think i can cope with an interest rise and a boiler breakage for 15k
as we have has a reposession 13 years ago - you will not find more dilegent people with regards to money and a mortgage. i assure you the decision for us has been taken at some length and depth and thoroughly thought through.

You'll be paying over the odds in interest anyway for a 100% mortgage, why not sit back and watch the market for a while whilst saving, even a 5% deposit makes a difference to the overall amount you pay back to the bank. Did you see Trevor MacDonald last night, lots of very well respected economists believe house prices at best will stagnate and at best will crash 30%.
You literally could be saving 1/3 of your mortgage by waiting until this time next year. Prices here in the midlands dropped 8% last year in the best areas.

went to estate agents on sat (pm obviously!) and signed some more stuff for a different lender the RBS has a new product out for 1st timers and its two year fixed rate then we can remortgage on the equity - there will be equity we have fab deal due to tremendous misfortune of vendor.

so we have another AIP - whether this one is worth the paper its written on - time only will tell.

had great night friday though, beat some crackin pool players!

i dont know how its going, ho rubbish is that - will phone later.

bit frightened because although we have another AIP - i think AIPs are kinda worthless now. and the broker says "oh i spoke with nigel at RBS and the unerwriters say its ok - so nothing to worry about" but i have nothing in writing. so am keeping as emotianally distant as i can. - and thats not very

mortgage fell through again.

RBS cited same reason. something from a previous address - been ehre 5 years!

then just when we thought it couldnt get anyworse - the vendor pulled house off market. hes got back together with his wife.

arse. totally totally totally gutted.

if you can name particular institutions - IFAs etc it would help.

i couldnt stomach being fucked over by some fly by night dont give a shit person.

so your recomendations are appreciated.
