How can I check out a non limited company builder?

We are renovating and have asked for 3 companies to quote. 1 is a friend, 1 is a local company that does all work in town and 1 is a compny that approached us after seeing us applying for planning permission.

The 3rd company has visited our site and has submitted quotation - it seems reasonable. other 2 haven't put their prices in yet and don't seem too eager!

3rd company isn't a limited company and I think uses the address of a city centre business centre.

The chap that came out was very well spoken and smart - knew what he was talking about and was quite impressive.
Would you give the company the chance of doing the work? We are splitting the work into phases so can ditch him if he is too crap - but don't really want to waste time and piss the other companies off.

i would try and find out past clients of their and speak to them, personally i would always go with a company that i knew or from recommedations, wouldn't want to end up on watchdog

Do they not have any references? You could try local trading standards to see if the company is known to them. I'm sure there's a body that you can check with to see if tradesmen are recommended.
