Any help would be appreciated. First time seller.

How much is a solicitor for a seller (I am in north west)

Roughly how long does it take? No chain involved. Buyers funds all in place

The offer I be accepted is 1000 less than I owe mortgage company (bought in 2007)

If anyone can give me any advice etc it would be appreciated

surprised you haven't already arranged a solicitor!!

get on reallymoving.com for quotes. Solicitor doesn't need to be near you.

no chain - you can do it in 8 weeks depending on searches, but you'll hit Xmas if you aren't careful.

My point was that you knew that it would sell at some point so lining up a solicitor should have been done already; you don't have to pay until something happens of course.

quite surprised your estate agent didn't point this out.

anyway, it is Friday so you can call the solicitors to confirm quotes.

Exciting, OP. (or a relief?)

Average house sale which goes through with no complications is about three months. Obviously could it take less, or longer time.

Have you got the £1000 to pay back to your mortgage company?

Thanks bowler. It's a bit of both excitement and relief after a bad year. Me and my daughter are moving to a new area so we can start again.

According to the estate agents they want to complete in 6/8 weeks and they are instructing an independent surveyor as I type. So looks like we will be out before Christmas.

I am hoping my dad will help me with mortgage shortfall and fee's. That is a conversation I will be having this weekend!!! If not it will be a loan.

That'd be great if you can do it all within 8 weeks. Make sure you let your solicitor know that's the time scale you're aiming for at the outset.

The sooner the sale goes through the better really-less chance for things to go wrong!
