what would you do in those conditions? adv pls!

i am on housing benefit and recently i have received a notice to leave the flat. we have to leave in about 1-1,5 months.
i found a flat near to us which is convenient for transport to school, etc. btw i have a ds who is in year 1.
it looks like a good flat and i really dont want to miss it.
but the conditions of offer is making me sweating and worried.
the agency is trying to put a longer period with no break clause in it, like 2-3 yrs etc.
i know i would like to be in the same area at least 2yrs because of his schooling, but how can i commit that i wont leave in 2 yrs. if i want shorter period i have to pay more rent.
the last offer was like that, i will pay 5 pounds from my pocket a week, 3 yrs tenancy agreement-2yrs no break clause.
in my existing place i have lived 2 yrs and i was happy to live there longer. maybe i will feel the same in the new place, but how can i know?
btw the tenancy aggreement will be a shorthold assured tenancy type.
what would you do in that condition?

If it's that good, take it. If you need to leave before the term of the tenancy, they may be prepared to allow this at that time (e.g. if you've already been there 2 years, they may waive the final year). It would probably be very helpful if you could scout around at the time and see if you can introduce another tenant willing to take over the flat. That way the landlord won't suffer any loss.

I would ask if someone at CAB could look at draft copy of the lease and verify it's as binding as you think it is. I had shorthold assured tenancy and either side could break it off at 30 days notice, so I don't understand your deal.

I'm not convinced that they can do that with an assured shorthold tenancy - minimum period 6 months, tenant one month notice and landlord two month notice is how I remember it.

for mine the agency says it wont have break clause for 2 yrs for example and by that way i can rent cheaper. there wont be any 30 days notice etc for both sides (the landlord and the tenant)

I thought landlord could always break tenancy -just with lots of notice?

i think what the agency will do is they will increase the 6 month non breakable period to 2 yrs in that assured shorthold tenancy agr. they want to secure the landlord's some payments i guess.
