Does anyone know how long it takes to get a Regulisation (sp?) certificate? Not even sure what one is tbh , just know its making my life heeeeeeeeeeeelllllllllllllll!!!!!!!!!!!!!!!

Not come across one I'm afraid. Could it be to do with any modifications being required to comply with Buildings Regs, in which case the council planning dept would deal with it.

Could be LIZS, have heard murmurings about the council being involved I think! Communication levels appalling at the moment, stress levels about skyscraper height!! Surely even the worst councils can't take too long can they?

That's part of the trouble, YF - I don't know. Guy we're buying off (contender for world's most difficult person - in fact winner hands down!!) had said that's what he's waiting for on property he's buying but we're in month 4 since we all offered and our buyers are not waiting very patiently to say the least! Have no idea where he's at because HE DOESN'T COMMUNICATE - Aaarrghhhhh!!

I think like Lizs, its probably something to do with building regs.
We had a hold up with the sale of our house because of the conservatory that was built before we moved in the house and this was all to do with building regs.

Well in the end it had gone back and forth from council to the people that had actually built our house and it turned out that if any building work was to be done to the house while it was under 10 years old, permission needed to be sought from the company.
We could have done this by either paying over £200 or luckily the guy that owned this buiding company said he would be happy if we contributed £50 to guide dogs for the blind.

After lots of searching we found a certificate and luckily the previous owners had gained permission but it took weeks and weeks to sort out and held everything up.

Am wondering if I should ring council up and make a general enquiry about how long this process takes? Not doing anything is killing me!

If it is something like work being done without relevant Building Regs or Planning Permission at the time then maybe they have had to apply retrospectively for the consent. The Council website usually has target timescale for its processes and many even carry "live" details of Planning Permission Applications and their status. So if you know the address you may be able to check. Not sure the Buildings Regs is so formal but may necessitate a site visit .

If it is something like a breach of a Restrictive Covenant then the vendors may need ot purchase an Indemnity Policy to cover the purchasers against any future claims - not a long process. His solicitor should know though and be able to explain what the hold up is.

Thanks Lizs. Trouble is his solicitor just isn't explaining anything and my solicitor just says, well he doesn't have to explain in detail! Aargh! He is actually a solicitor himself, but not a conveyancing one so its one of his colleagues that is doing that. Had thought that might make it easier but apparently it's making it worse, communication wise! Will go have a look on council website anyway.
