Leaseholders & Claiming on Landlords Building Ins

We own a flat and pay the usual service fees to the Local Authority that owns the leasehold. At the beginning of this year, we discovered mould on the internal walls of our master bedroom. After weeks and weeks of chasing etc, it was finally discovered that the ground outside the flat had come up above damp course and stopped it working hence the damp on the inside wall.

We have had to replace our bed, carpet, 1 bedside table and TV, completely redecorate and couldn't use the room for nearly 4 months costing us nearly £1k. When we queried this we were told by our LA that we could claim off their buildings insurance. We have done and its been rejected saying the LA could not have done anything to prevent it from happening.

They are reponsible for the outside of the building so surely that makes them liable??

Any advice please?

Hi try getting in touch with this organisation; they give clear, accurate and free information over the telephone for anyone who is a leaseholder. I used them before and they were brilliant. Hope this helps.
