Can anyone tell me the process, what happens, I used to have bad rating but seems to be OK now. DH has been sole person on it since 2005.

In fact if my DH walked out and I was not on the mortgage, the mort company wouldnt even talk to me or corospond with me, and I would be left paying a mort, as I of course have two DC and we need a roof...and yet I would have no recourse.

The new lending regs are pretty much in force now and they are all about affordability- it doesn't sound like you will come close to passing any such checks.

You can't just 'go on a mortgage' without the lender reassessing your situation- which is essentially applying for a new mortgage.

The advice hasn't really been contradictory- you can't just get your name on the deeds of a house without affecting the mortgage and there are other options to secure your future if something unplanned happens.

You wouldn't be responsible fur the mortgage in that situation. The mortgage company would not just allow you to pay the mortgage and live in the house.

I have a thread in legal and two posters have said they are paying the mortgage as they have remained in the family home and yet the mort company wont talk to them.

One lady seems to have legal cover to be tennants in common or something like that and her dh has left her and she has had to still pay mort, they wont talk to her - she is in the family home and tennants thing was useless

All the time they are paying the mortgage they are reducing their DH's liability but they still won't own the house.

I have experience of a similar situation with a deceased relative, even though the mortgage was being paid any negotitiation of the mortgage terms was impossible- it had to be a whole new mortgage or nothing.

I thought this was about him dying unexpectedly, not him leaving you anyway Hmm

I know I and others have mentioned it too but it does now seem your primary motive isn't as it first appeared.

Your right, it you with your suggestion it was more likely to end in divorce than death that has dragged me off course in responding to you.

I am very happy to write my DH is solid but I am very very reluctant to tempt fate....

I am very open to anything happening in life, I have been very much knocked about by its twists and turns which is why I want things tied down as much as possible for my security.

Its not quite that clear cut, the poster seems to be right to remain in the martial home and I am sure by paying the mort, in a court of law that will count for something.

Also several posters have come on saying they have gone on mortgage and never paid to it or always been a sahm.

If you really want to get on the mortgage your best bet is to get a job, if you're not earning then it is very unlikely a lender would put you on. You wouldn't need to stay in the job after you were on the mortgage but it might take a 3+ month probation before you got on there.

Seriously OP, you can't just guess at stuff like this. If you can't afford professional advice, post on a site like MSE, they have professionals who can advise on this. At the moment you are stabbing in the dark.

Thanks odd couldnt do that at the moment, the good news is we have just checked my credit rating and it seems to be good, 4/5 on noodles?

so thats a blessing....we will see what bank says re mort, and get wills drawn up ASAP if I cant go on it.

Thanks Bear will check out MSE too.

I have long experience on forums and if people just answer with all kinds of advice its much better than nothing, its most informative and good to get a wide range of opinions from different posters.
