Seriously, this house move is going to send me to the funny farm . Our vendor has been the most difficult, obstinate person to deal with that I have ever had the misfortune to meet!!!! After keeping everyone waiting for months for various reasons, we are nearly there and then... our buyers say if we don't complete by the 15 Sept they're going to look at other houses, our vendor absolutely refuses to budge until the end of September. We're the bloody piggy in the middle and I just don't know what to do (other than cry which I have done already ). We have no family to move in with, rented accommodation is never for less than 6 months. Where do we go from here???

Buyers are bluffing... took us 6 months to complete on our house, with various threats flying back and forth. Just sit tight and just explain everything to both sides.

What is their reason for refusing to budge? Can you (would you?) call their bluff - i.e say you are not buying if completion doesn't happen by X? Are you in direct contact or via solicitors?

Could you try and get a compromise?
Write/phone your vendors (or get your solicitors to do it officially) and say that you need to complete by the 22nd or earlier or you'll have to consider your options.
Then contact your buyers and ask if they would consider making it a week later as well.

FWIW though you can get rented accom on a monthly rate sometimes, it may be worth checking out with local letting agents just in case

Well their original reason was that they were on holiday til end of August (OK) but then it would take them at least 3 weeks to clear their house because they have lived there for so long (not OK). They've been selling for 2 years, and accepted our offer in April - what the hell have they been doing then!!!! OOhhh it makes me sooooo mad!!!!!!!!! We are in touch via solicitors by the way.

sounds like they need a kick up the arse. do they really want to lose you if they've been waiting this long already?
I think at this point no-one really wants anyone to pull out as it will cost all of you money.

Get on to your solicitors, put forward a date and really try and get them to push it. IME if the majority of a chain agree on a date then it will be used

Think you need to get a dialogue going - explain the situation, explain that the end of sept is not on because your buyers need to move, be polite, but firm......

But how do I get him to change his mind if he has solidly refused to budge. He's had a copy of the ultimatum letter so he knows the score. He's been ignoring us for 1.5 weeks about this so am now at screeching point. God help who annoys me today .

Can't walk away, would result in serious mental health problems for dh and I!!!!!!!!!!!! This is only property in area that we can realistically move to. Starting this process over a year ago now .

Okay we are talking end of Sept - your buyers want 15 Sept - it isn't a HUGE gap and your buyers have already forked out money on this process, think you need to work on them to move their date - as someone suggested 'split the difference'...

Can you get your buyer to complete a week later, 22nd or so. Stay in a B&B for a week (put stuff in storage) and then buy new house? May cost you few £100 or so but at least you will get it out of the way.

Just to make you feel slightly better Polgara, our house purchase went belly-up extremely close to exchange for many reasons, the main one being we could not get adequate buildings insurance because of previous subsidence. Loads and loads of stress, I can totally identify with your post. We decided to walk away and, in order not to lose our buyer, we went into rented accommodation. We have been here 3 weeks and have a minimum contract of 6 months. Landlord is an extremely volatile, greedy, t***r but we are rising above it and keeping a diary of goings on. We have just had an offer accepted on a property and hope this time all goes well. Am de-stressing from landlord situation reading loads of house magazines and planning our new life.

House buying and selling is utterly stressful, even when you are supposedly in the enviable position of having sold and 'ready to go' - there's very little on the market here that's suitable/affordable, my own feeling is that I am not alone, folk can't face the expense and stress of the whole shebang.

Good luck, whatever you decide to do!

Right, have asked solicitor to pin him down to completing on 29th with a longer time between exchange and completion. Our buyers have now asked to come round and 'measure up' or maybe read that as find out whats going on! So will try to sweet talk them - any suggestions on how this conversation should go???
