I want to do this but I have heard I will be liable for CGT when I later sell this Anyone know about this?

CGT is payable on the rise in value since the property ceased to be your principal residence, and you get an allowance of (around) 10 grand before tax is liable. If you co-own the property with someone else you each have a 10 grand allowance.

In short, I wouldn't let CGT put you off, but I would research things carefully before you decide if you want to become a landlord.

if you move back into the property and really live there for a reasonable time, the CGT liability will disappear under the current rules.

if you don't, you pay CGT on the gain between purchase and sale, disregarding the last 18 months of ownership, less costs of sale, less various allowances, less your CGT allowance.

the rules get changed regularly and are buried in the small print of the budget when they do.

Do you pay CGT from the date you purchsed it or from the date you let it? I imagine it must be the latter I am researching renting out very carefully I am a bit worried about void periods Iwonder if you can insure against this

the CGT will be calculated on the difference between the price you paid for it and what you sell it for.

no, I don't think you can insure against voids. There are companies who guarantee rent by becoming your tenant and then subletting - but you'll get less rent that way.
