I need to find the average for the following figures.

Value at 160-162
value at 163-165
value at 162

How is it worked out.

Don't understand the Q!

jellyjelly · 19/07/2006 13:52

trying to work out what i need to offer x for the house, have been told i need to work out the average of the quotes and offer the difference from that and the outstanding mortgage. Is that clearer?

Value at 162 = 162
Value at 163-165 = 164
Value at 160-162 = 161

Average = (162 + 164 + 161)/3 = 487/3 = 162 1/3.

Hope this helps?

PrettyCandles · 19/07/2006 13:57

161+164+162=487
487/3=162.33

That's the average of the figures you've given. But I don't understand what you need to do with them.

jellyjelly · 19/07/2006 14:07

I have split with x and have to offer the difference in potential equity to buy him out.

OP posts:
NotQuiteCockney · 19/07/2006 14:08

Ah, that makes sense.

NotQuiteCockney · 19/07/2006 14:09

Woah, shouldn't you be offering half the difference between the average offer and the mortgage? As presumably half the equity in the house is yours, right/

jellyjelly · 19/07/2006 14:16

the mortgage is 117800.00 and the quotes were as the first post so how do i work it out?
HE gets 50%

Agree with NQC, surely you don't have to pay him the whole amount, just half?

crunchie · 19/07/2006 14:21

He should get £22266.5, IF he is getting 1/2 the equity in the house

MrsS · 19/07/2006 14:22

The average valuation for the house is 162,333. Equity in house is 44,533. He I presume wants half of this which is 22,267

Hope this helps

edam · 19/07/2006 14:24

Value £162,333

Minus outstanding mortage £117,800

Gives you £44,500

Divided by two - £22,250

BUT do you have to give him half? Presumably you have children - doesn't he have a responsibility to house them? Divorce settlements usually allow the parent with care to remain in the house until the children leave school, for instance. At any rate, his share should be reduced to reflect the need to maintain the children.

edam · 19/07/2006 14:25

Crunchie's total is more exactly than mine.

edam · 19/07/2006 14:35

'exact'

We were not married so no he has to pay 15% of his wages but after the first 15% has been accounted for if her child goes to live with them which i think is a bit unfair. I would rather pay him off now then have to find 20k(and be made to sell the house when ds is 18yrs then possibly have to find extra money) in the future and then i can tell him to bugger off.
